Waterleaf at Old Franklin

If I could leave a zero star, I would. I lived at Waterleaf for three years and consistently paid rent on time. We never had issues on our end, but we experienced repeated HVAC and temperature control problems throughout our tenancy that were never fully resolved, which ultimately led to our decision to move. No heat in the winter, no air in the summers for days at a time. Crime in the area also increased during our time there, which added to our concerns. When we moved out, we ensured the apartment was cleaned thoroughly. Carpets were shampooed, and all areas were left in good condition, with time-stamped video documentation to confirm this. Not even four months of living here and I’ve had the worse experience. Upon moving in, we did not receive any type of documentation stating what could potentially be wrong with the apartment and there was a tear in my apartment carpet which was the first red flag. My car has gotten broken into. During the night the street lights cut off a lot of the time. Parking is so limited, even if you wanted to buy paid parking there are no spots open near your building. There is a security guard here that only passes a few laps throughout the night and many other people’s cars have gotten broken into so obviously nothing is being done. There are big roaches just crawling around everywhere and snakes on the outside of the buildings. I’ve found not only roaches, but many other bugs inside of my unit. D

The staff here is amazing. You can definitely see a big positive change around the property since the new property manager took over. Things feel more communicative and has improved tremendous. The property is so much cleaner and a huge shout out to maintenance. Robert is amazing and so helpful!

First things first, shout out to Robert! He had so many people coming in for tours and handling multiple things at once, and even though he was working alone, he stayed positive and kept everything running smoothly and on time. The units are absolutely beautiful, especially for the price. Definitely impressed!

I love my apartment! I moved in Sept 2025. The apartment is very spacious and for the most part it’s really quiet. I mainly speak with JOSEPH when I go over to the office and he’s always so welcoming and kind. I will say when I first moved in I had a few unresolved maintenance issues that I have been dealing with and waiting patiently to have fixed. The newly hired maintenance supervisor DREW is hands down the best thing that’s happened to the maintenance department since I’ve been here. Within less than an hour he fixed my washer, microwave and bedroom door. He is very attentive and has great people skills. He made sure I understood everything he’d done and gave me a realistic expectation of when the last couple of issues would be resolved!! I’ve been holding out on doing my review so tha
