Modera Overlake

Modera Overlake is a beautiful and comfortable apartment, we’ve had a lovely time staying here for one year. Neighbours are very nice and friendly, the apartment team Ryan and Kim are super helpful and friendly!

The location is nice, and the building is new. But if you're considering this place for your new home, keep in mind there is ongoing construction across the street and the major concerns listed below: • Constant elevator outages The elevator went down during a power outage and took over two months to repair. I sprained my ankle while moving furniture using the stairs.The elevator is STILL BROKEN at this moment. • Poor live-in management: Management repeatedly claims they have “no updates” regarding elevator outages. The hallways smell like weed after the new management team moved in. PS: Smoking is prohibited "for residents" in this apartment. • Unsafe, overpriced parking garage: Parking costs $180/month for extremely compact spaces. The garage gate was broken more than half the time I'

I’ve had an amazing experience at this property! The customer service here is truly top-notch. The staff is always friendly, responsive, and willing to go above and beyond to help with anything I need. Kim, Ryan, and Sherivinna are amazing!!! Maintenance requests are handled quickly and professionally, and the office team consistently makes me feel valued. The community is clean, well-managed, and the staff genuinely works hard to create a welcoming environment for all residents. I highly recommend Modera Overlake to anyone looking for a place with exceptional service and a team that truly cares!

The leasing office staff perform their duties poorly and do not know how to communicate with people. Their approach is completely non–customer-oriented, with a very poor attitude toward residents. On top of that, the elevators break down almost every month. It is not worth it.

Living here has been a nightmare. Frequent power outages taking elevators, garage doors, access control systems down making the place unlivable. On top of this, they have the audacity to be charging for amenities that you can’t reserve as well. They shut the garage doors down with half days of notice sometimes emailing very late in night that the doors will be closed at 7am next morning and you wouldn’t be able to take your car out. About the elevator, the manager really had the audacity to say that we do not pay for the elevator but just the apartment on the 7th floor. Gaslight much?
