My experience with Emerald Property Management has been unremarkable. My main complaint involves an employee named Katrina, whose attitude and lack of support have been disappointing from the beginning. Two weeks before my move-in, I was told the trash would be cleaned up from the property, but it was not. The neighboring tenant (also managed by Emerald PM) had requested cleanup for nearly three months. We ended up cleaning the property ourselves. Today, when my car was blocked in, Katrina refused to help. She told me to walk around and knock on doors to find the owner, which was difficult for me due to my fight with stage 3 cancer—something that contradicted a previous conversation with another employee, Javen, who assured me at the lease signing that a tow company would be monitoring th

I rarely leave reviews, but my experience with Emerald Property Management has been deeply disappointing and concerning. Especially with my 4 years experience in property management and radical times we are currently living in. My rental application was approved on January 28, 2026. Despite that approval, I did not receive follow-up instructions until February 21, 2026. My ESA letter was also promptly submitted on January 31. On multiple occasions, I was told that my lease paperwork was being prepared and sent to me via docusign on January 28, January 31, February 6, and February 21. It has still not been provided. I requested an in-person meeting on February 3 and again on February 5 via email with my roommates and the leasing manager Katrina Frisch. Neither request received a response,

I know several people who live in Lawrence Court apartments at 377 8th Avenue here in Eugene. These apartments are for elderly and and disabled for the most part. These poor people can't get anything fixed. I know of residents that can't lock their doors. I know residents that can't use their stove and or refrigerator. This is abusive and illegal. Shame on you for treating people this way. Absolutely do not use this company. After reading others reviews this sounds like a good class action suit. Next time I'm there to visit I'm writing everything down that these tenets tell me. Do better!

I've been renting for over 20 years and I have NEVER received a Unit that is this foul. Mold and Flies in the refrigerator and the owner is refusing to replace it. Mold in the Oven also not being replaced. I was told the Unit would be ready June 28th and turned in my Move-Out date accordingly and ended up in a Hotel for a week and then received keys to this place (ZERO CLEANING DONE) After Construction work. My poor dogs are in danger of stepping on nails, glass, and razorblades in their yard not to mention the piles of old appliances and general Construction debris. Entire front area had to be Pressure washed to avoid Additional nails in my tires because the first time I pulled in I got a nail in my tire. Be extremely careful before renting from this property "management" company or if an owner expecting actual "management" of your property by them. Did a recent drive-by of one of their multi unit buildings. Saw total neglect of the building. Some units appeared occupied but the building in my opinion looked uninhabitable even bordering on being condemned. Complete neglect of the surrounding property including algae/black mold growing on the exterior walls, blackberry vines covering parts, trash strewn all over including items no longer identifiable from being outside in the brush and overgrown dry grass (fire hazard in summer). And in my drive around the building a rat nearly the size of a nutria ran right in front of my vehicle. Not only should OHA be notified but so should the local heal
