Do your homework before moving here. These are overpriced tiny homes marketed as “luxury,” but the reality does not match the price tag. Management is unresponsive when it actually matters. They seem to have plenty of time to send constant emails about resident activities that most people don’t care about yet real concerns go unanswered. Utility costs are outrageous. Despite the property having solar, my electric bill has been over $600 per month. For homes this small that is unacceptable. Be prepared for unexpected expenses on top of already high rent. Parking is another issue. The community does not own the street so residents must move their vehicles twice per month for street sweeping or risk getting ticketed. I really enjoyed my tour of this property! The community is clean, inviting, and has a great atmosphere. The leasing team was friendly, informative and made the entire experience comfortable and enjoyable. Specially Annabel is very friendly with a great smile went out of her way to give us the tour. This is definitely a place I could see myself calling home.

This place has gone downhill since the previous management team (Ashley and Amanda) left. The difference in customer service is very noticeable. What used to be a well run, responsive, and professional property now feels disorganized and poorly managed. Communication is slow and staff no longer seem concerned about tenant experience. It’s frustrating to see a place that once had great leadership and service turn into something completely different. I would not recommend Vello Valley to anyone looking for a well managed and tenant focused community.

Ever since Ellie Cuevas and her team took over management at Vello Valley, the community has completely transformed for the better. The level of care, organization, and attention to residents’ needs has been outstanding. Ellie and her team are approachable, responsive, and genuinely invested in making Vello Valley a wonderful place to live. They’ve brought so much life and energy into the community — from organizing food trucks that stop by regularly, to starting fun and engaging activities like a book club and a board game club. These new additions have made it easy for neighbors to connect and truly feel part of a community. On top of that, management has made everyday living more convenient by introducing a simpler and more efficient payment system, which has been a huge improvement.

I just did a tour for Vello Valley homes and the homes and community looks really nice, very well kept and peaceful. The amenities that come with the home are even better. The pool and gym look very nice and relaxing. Anabell was very helpful, knowledgeable, and welcoming. It’s definitely #1 on my list.
