First, my husband and I love the staff here. Management is well organized, they're super kind (esp Kate), and excellent communicators! I appreciated their help during our move in process, and even when we moved out, they were helpful. Maintenance was quick to respond, though I don't feel everything was fixed the most efficiently. Regarding our apartment, we had a ton of issues with mold and it wasn't well insulated at all. During the winter, our house was around 50 degrees, we had water seeping in from outside (we were the first floor), and so much of my furniture was ruined because of the humidity in the air. DO NOT RENT HERE unless you want to be stung by bees and have all of your possessions ruined by mold. The positive reviews are fake. Unit 7371 is infested with mold, wolf spiders, and bees. There was an infestation of bees flying around the place. The bees were flying all over my babies crib. I complained that my baby is allergic and requested urgent help and pest control refused to do anything, Even after waiting a month for them to actually show up. The pest man said he would come back on next steps and snuck away instead. The kitchen drain broke once we moved in, the bathroom drain is clogged. Maintenance is a joke they do not fix anything just gaslight you. If you choose to rent here please beware that they charge you extra community fees that add extra hundreds of dollars to your rent

Is this the worst place to live? No, could definitely do much worse. Is this the best place to live? No , could definitely do much better. The office staff are friendly and professional. There was a maintenance guy who used his master key to unlock and attempt to gain access to our home while we were away we had not placed a work order and caught him on camera. The office addressed this promptly when brought to their attention. There’s issues with package theft(if you don’t have a ring camera) , occasional vandalism. Usually teens . Maintenance is ok . The PM’s they do don’t include appliances, just hvac/plumbing from what Ive seen. Even then when they come in to do PM’s they don’t do anything except change the filter and look under the sinks. I have been extremely disappointed with the way this property is managed. Serious maintenance issues have been handled with delay and neglect, creating ongoing concerns about the safety and livability of the unit. Instead of working toward a resolution, management has often responded in a dismissive and condescending manner, which only adds frustration to an already stressful situation. A property management company should prioritize timely repairs, respect for tenants, and accountability. Unfortunately, that has not been the experience here. I hope leadership takes these concerns seriously and improves both their responsiveness and professionalism. Looking forward to not renewing my lease.

We lived in Reserve Abbie lakes at Canal winchester for almost 3 years. It was such a wonderful experience. The houses were neat, clean and comfortable. The pool amenity was great. Whenever we had a problem the service guys were always there for help. Be it anything. That’s what I most like about it this space. I would definitely recommend it to people/families looking for quality spaces for cheaper rent. I loved the patio too.
