Be cautious when selecting a property manager—what you don’t see can cost you. We’ve spent over five years as neighbors to a property managed by this company, and the experience has been nothing but frustrating. Despite repeated efforts to reach out about shared responsibilities fences, ditches, roads, and easements they’ve never responded. Not once. In that time, it’s become clear: this company doesn’t actively manage the property they just collect the paycheck. The actual care and upkeep are pushed onto the renters, while serious maintenance and communication issues are ignored. Meanwhile, surrounding neighbors are left to pick up the slack, footing the bill and doing the work just to keep things from falling apart. The weeds grow until the county threatens fines. This property management company is extremely unresponsive and neglects important maintenance responsibilities. As neighbors to a property they manage, we’ve seen firsthand how they fail to communicate and take care of shared fences, roads, ditches, and weed maintenance. This negligence creates significant challenges for residents. Additionally, their tenants have several dogs that are allowed to roam freely without fences, chasing neighbors’ cattle, chickens, horses, cows, and more. Neil and Julie, at Rampart Property Management have been fantastic to work with. We have worked with several property management companies and they don't compare to Rampart. Rampart is by far, the best and most professional management company and realtor that we have every had. They really keep tabs on our properties and keep good relations with the tenants. I like their fee structure: a monthly fee and a check fee, NO other fees. We have also used Neil as our realtor. Neil is really easy to get a hold of and always solves whatever the problem is. They are the best!!!
