Lennar at Cypress Creek

We bought a house here two years ago and we are enjoying it. With that being said cypress creek has no playground for kids in this subdivision the only thing that was made was a climbing thing near the pool. I was so disappointed as I was pregnant when I bought this house and was told there would be a playground built for this subdivision. Now I have a small toddler and we have to drive to our nearest playground since not all kids can play in the climbing gym that was made. So if you're growing your family or have a little one then this subdivision might not be a good option unless you don't mind driving to your nearest park.

Very disappointed with the experience with Lennar and its affiliate First, Sales Consultant, Bryan Desouza. He was helpful at the beginning. The move-in package was included on the purchased agreement. After it got signed, he did not respond to texted or phone call. Closing Date got pushed back without any notification or heads up. Washer/Dryer were not there when we did the Final Walkthrough on 07/22/2025. The Construction Manager, Josh Gum told me that it will be there before Closing Date, which was on 07/30/2025. They did not contacted me to follow up on it. It did not got delivered until 08/15/2025. Then Loan officer at Lennar Mortgage, Matthew Phoodej. He was helpful at the beginning. He sent out Closing Disclosure 4 days before Closing Day, then took a vacation after sent it out. The

I got a builder grade home and it has not been good. The lawns are terribly uneven making it PUDDLES when it rains, there was a massive leak in the front of the house where it took 2 months of calling the city and developer (LENNAR) to fix. I am in the middle of it all. A developer should not sell a property knowing there is an issue. I am now dealing with the aftermath.

During our first walk-through of our new home, when I pointed out a few concerns, Mr. Gum responded with a dismissive attitude rather than addressing them professionally. Instead of working with us to ensure our concerns were noted, he left abruptly and went to a neighbor’s home for their walk-through—leaving ours incomplete. Do not purchase a house through this Lennar Mortgage. Do not give them any money—they will take your money and never pay you back. What a bunch of scammers, taking people’s money! And ignoring you forever.
