This apartment complex is okay. Unfortunately, I did not have a great experience with the leasing office at the end of my time there.This does not take away from Jessica, Pia, Joy, Hannah, Mel, Olivia, Janice and the entire team being helpful, professional and answering all questions a resident may have. They are a great bunch in the office, but remember they will do what is best for their business and not for the tenant (customer). Read the contract closely and make sure the arrangements work for you. If not, you will be in a bad spot because what you sign in the lease agreement is what you get. If there is anyway to add a clause in the contract per the tenant’s request it would make it 100% better. Many individuals are coming and leaving from the area frequently whether it be for school

Don’t be fooled by their pictures and club house. Visit it yourself and you will see. I highly discourage anyone from considering these apartments. Despite the high rent, the outdated and inefficient appliances from the 60s, along with the poorly insulated windows, result in sky-high electric bills during the winter months. The apartments are also incredibly drafty, making it nearly impossible to stay warm despite paying exorbitant heating costs. To make matters worse, the creaky floor above me is so loud that it keeps me from getting a good night's sleep. When I requested to move to one of their supposedly "newer" units, I was informed that I would have to reapply and pay additional application fees despite being a current resident and having applied just 6 months prior. I have not had any bad experiences thus far. My wife lived here first for three years while she attended Virginia Tech. They were always pretty fast in answering maintenance requests. She only got some of her deposit back but she and her roommates did possibly the deepest clean possible before they left. They left the carpet only reasonably used and on one door accidentally ripped off the paint from a sign they put on it. Now she and I have lived here for 5 months. We really enjoy the trail, duck pond, and trees for using our hammock. We can sometimes hear our upstairs neighbors but no more than we expected. We really enjoy the apartment itself and haven’t had any maintenance problems except for when we first moved in and they fixed it very expediently.

The staff is always very friendly. However, I have to get maintenance to fix something at least 2-3 times a month. My windows always leak water. This winter water would pool up and freeze at night and there would be ice everywhere. There is always a buildup of mild or mildew on the windows. I’m pretty sure it’s mold cause it’s green and fuzzy but I keep being told it’s mildew. Not really sure. Things just seem to break easily or they don’t last. There always seems to be a dark mold in the bathroom too. No matter how many times I clean or scrub crevices of the shower and tub, it just comes right back. I think it’s just overpriced for the amount of inconveniences.

Quality of staff and maintenance has decreased greatly under the new owners yet the rent has increased. Many issues but you make the best of it that you can. Blacksburg is the pits for apartments, so pick your poison.
