I cannot say enough amazing things about Cortland on Coyote Ridge! From the moment I toured the property, I knew this place was special. The grounds are absolutely immaculate—beautiful landscaping, pristine amenities, and everything is clearly well-maintained with great attention to detail. What truly set this experience apart, though, was Raymond Lafayette, the leasing agent who helped me. Raymond is the definition of excellence in customer service—professional, patient, and incredibly knowledgeable. He took the time to walk me through everything, answered all my questions with care, and made me feel genuinely welcomed and valued. DO NOT MOVE TO THIS COMMUNITY!!!! From signing my lease in April til now I have had the worst customer service and experience with Coyote Ridge! Starting with a maintenance ma coming into my apartment back to fix the ice marker (while I was out of town and requested nobody to enter my apartment when I wasn’t home) and leaving my fridge powered off for two weeks. You can only imagine the smell and damage to the groceries in the freezer and fridge part. It took them over 3 weeks to get me a new fridge and they only barely covered some of my groceries. They did not cover any of money I spent eating out as I didn’t have a fridge to keep any food. Next I had a package removed from the package lockers by the officer prior to the holiday. I’m an apartment locator, and I wanted to share my wonderful experience working with Sanneh from the leasing office. She’s truly a breath of fresh air in this difficult industry—so kind, incredibly patient, and very apartment-locator-friendly. I really enjoyed talking with her. I’ve already referred several clients to this community, and everyone has been happy so far. If anyone is considering applying for a unit there, I highly recommend asking for Sanneh. I truly don't have enough room to give you all the details. $500 deposit Monthly Expenses for a 15 mo lease, 2b2b: Rent: $1979 Garage: $125 Vallet Trash: $28 + $13 "hauler fee" Pest Control: $6 + Water (multiple charges outside of just usage, unsure if that is a city or property thing) + CoServe Energy (not optional) + Spectrum WiFi/ cable (not optional) The Good/ Indifferent: One dumpster, valet trash, property looks nice. Good location. Great gym and package system. Parking on the right of the property is good. High turnover rate with office staff. The Bad: Moved in April 2024. They never flipped our unit from the previous tenant, as someone in the office admitted. Horrendous. Food on the walls, broken door handles, animal damage, literally a puddle of urine under the washing machine.

I moved into this apartment community on Friday, December 19, and since day one I have faced multiple serious issues that have made it impossible to enjoy the apartment. From the first day, the hot water has had a strong and unpleasant odor, which has still not been fully resolved. On Monday, December 22, maintenance attempted to fix the issue by draining the water heater, but during the process water was spilled throughout the apartment and soaked the carpet. I have now had to keep a fan running at full speed for three days to dry the wet carpet, which is unacceptable and raises concerns about cleanliness and potential mold. Additionally, on Saturday, December 20, the internet company discovered that the internet line is damaged. Repairs have been delayed because permission to access t
