Waters Edge Apartments

We have been living here for about 2 years and have loved both the pricing and space. Management and maintenance are always quick to respond and help and never have to worry. I would highly recommend this place for someone who wants easy access to public transportation and to be close to downtown milwaukie!

We moved in in June 2022 and moved out immediately when our lease was up. Our vehicles had been hit twice, broken into once, and my mothers car was also hit an hour after she arrived to visit. I made necessary reports and asked about video footage for each incident and each time they claimed to view tape nothing was found or the cameras happen to be down at that time! I don't think the cameras even work. Parking is terrible! Spots are not properly numbered and there is only one guest spot. We signed up for covered parking and/or garage parking and never got one during the year we were there. The turn around rate for managers is incredible. We had a new one every other month. I'm pretty sure the whole building is sliding down the hill.

This has been my favorite apartment I’ve ever lived in. The layouts are spacious and I love my patio (which backs up to bird filled trees with good privacy) and fireplace particularly. The rooms block noises pretty well as I rarely hear my neighbors. Management has been super good. They’ve been quick and proactive on service requests I’ve submitted. Honestly, this is a treasure of a place. The only downfall is the parking lot takes some time to get used to navigating.

About 10 years ago, when these were Forest Creek apartments I lived there. The peopke that now own Eaters Edge came in and bought the place. My rent went from $650 a month to $1150 a month with only 4 weeks notice (I was on a month to month lease). Many peopke there faced homeless because of the managerial decisions to do this to people. I do not recommend suppirting a place that gives no concern for other people's well being. Perhaps 12 werks notice may of been reasonable for such a rent increase?

Move here at your own risk. The location is tempting for its access to public transit, but beware the manager. Kelley is worse than you can possibly imagine. Sweetness and sugar if she takes a liking to you, but an absolute fiend from hell if she decides she doesn't. Rented at Water's Edge for years without an issue, never a single problem or complaint and proactive about emergencies that affected the community/building, always a hassle-free renewal with customary rent increase. Until she arrived. Avail yourself of Google (you're already here if you're reading this review) and do some research. Kelley Robinson's reputation precedes her. The owner (Hwang) represents a Chinese investment firm that bought the property circa 2014. Good luck getting to him through the woman he employs, though
