I will give you my perspective as owner of a few rental properties in other states, in which we use property management companies. Well, it looks like my experience matches the experiences of other renters. My wife and I rented a house for 15 months, and I would not recommend renting with this company. The main major issue was with our HVAC system and how they handled it. The summer of 2024 was very hot, and we learned quickly that the AC unit on the house worked very poorly. The unit would run nonstop all day to try and keep the house at 82 (which is not cool by any means) and would usually not reach 82 until 9 or 10 at night. Last July, the house got to 90 degrees inside while the AC was running the entire day and we were met with an $860 PG&E bill. I would not recommend Valley Vista. My friends rented a property that was managed by them and they were not great. For example, they refused to fix a broken air conditioning system and it was extremely uncomfortable in the house. Also they took a bogus amount out of the security deposit for “cleaning fees” after I myself (who was not even a tenant) inspected the house to make sure it was cleaned to a satisfactory degree.

Andy and the team are doing great things here in the Flathead Valley, MT, and continuing on the excellence from the home base. They got my house rented in such a quick timely manner in the midst of winter...miracle itself. They have great connections to get your investment property rented well. They know the market and go above and beyond the call of duty. Andy was helping anytime we needed it. They are growing quickly and anticipate them to be one of the best in the Valley to work with.
