Beware future tenants. After moving out, this property management company attempted to charge us approximately $3,200 in deductions against a $1,900 security deposit, including large charges for painting and carpet replacement. The deductions were poorly itemized and largely appeared to be normal wear and tear. We challenged the charges in small claims court. After reviewing the evidence, the judge ruled that only about $300–$350 in total damages were justified. We were awarded approximately $1,500 of our deposit back. I had a deeply disappointing experience with TransCapital Property Management. They require an application fee upfront before even showing you the property, which feels like a money-making tactic. After paying the fee, my application was declined for questionable reasons, making it seem like they were just taking advantage of applicants. Furthermore, when I visited their office, I encountered unprofessional and rude behavior, including discriminatory attitudes. Overall, I would not recommend them due to their lack of transparency and professionalism.

extremely hard to get ahold of, had to call 5 separate times to get an actual person. couldn’t even see the property without submitting a lengthy application that wanted my social security number, credit information and background check. customer service was very rude and condescending towards me when i asked questions as to why this is required. basically said they didn’t want to make the drive from sacramento to show an apartment in shingle springs area. can’t even imagine renting from them, as their customer service was that poor. in addition to all of that, from what other reviews have said, it most likely seems like regardless of how qualified you are, your application would not be approved.

We were in one of their properties for about two years. Had a few issues arise. Stove top had a few inoperable burners. Bathroom faucet had a leak. Landscaping weed block was failing and weeds were too bare to take care of for a tenant. Lyn from Trans capital uses Angie List "Handy men" to repair their work. Stove never got fixed. TV installer couldn't install it. Leaky faucet was redone poorly. And landscape was never addressed. The worst part was the move out process. During our walk through inspection. Lyn informed me not to worry about painting all the holes I filled in and sanded on the wall due to picture frames. We had glow in dark stars on the ceiling she also informed me to not take off that I planned on removing. Lyn then proceeded to charge me the painting and removal of the
