I am so grateful to have a Manager like Samantha. She’s very professional, she has a beautiful personality, very creative and knowledgeable. The Christmas Party for the Residents was awesome. The Quail Ridge Staff is also Professional. From the Groundskeeper , Cleaning Crew, Ms. Vy, Contractor, Ricardo and the Most Polite Maintenance Crew aka Arthur in particular, who goes above and beyond always with a smile. Your loyalty and dedication to the Residents is evident by the manner in which you maintain the property. You are appreciated. Samantha is the BEST !!!!
Terrible and very rude office staff. They lack customer service. The trash compactor always overflowing leaving trash on the grounds which attracts bugs near our homes. They charge monthly pest control fees and I have not had a spray since I moved in. There is a new maintenance team every other month they can’t keep a solid contract or employees. The office staff like to micro monitor and manage. Unnecessary inspections like we are section 8 apartments. You cannot smoke a cigarette at home not even your patio. They tell you when to take down holiday decorations and complain about how much furniture on your patio. Clearly, a lack of importance. It’s broken outdoor stairs through the apartments. The gym is always dirty and has a lot of broken equipment. You will wait months for a repair. The
Well where do I start… Of course during the initial tour and first month of moving in things are nice. However, after being there within 6 months, I had regrets. Plenty of maintenance issues, loud upstairs neighbors (which they never handled), rude staff, lots of hidden fees, and horrible trash compactor. Once moving out, I was charged multiple unnecessary fees, even a light bulb being out. The same problems they said they would fix when I moved in on day 1, where the same problems I had when I moved out. All of my neighbors moved out except 1 out of the whole unit. One of my neighbors dealt with AC problems the whole lease. Lastly, they went up on rent almost $300 for my unit and told me if I wanted a lower rate, I would need to reapply for the unit. The apartments are nice looking from the outside in. Unfortunately they aren’t as nice once you’re in them for good. Multiple issues with small holes appearing in my unused guest bedroom. Paint fell from the ceiling in the guess closet as well. Unnecessary move out fees such as $210.00 cleaning fee. If you plan on moving in, only expect your low rate for that term. The office informed me that they dropped the rent online to fill up empty units that had been empty my whole lease. Keep in mind my lease went up almost $300. Good luck with Quail Ridge and their leasing agents. I hate I didn’t have a good experience. I planned to stay for long term with my family.
I’ve submitted 10 maintenance requests for my HVAC unit in 2025 alone, and the issue still hasn’t been resolved. The air conditioner freezes frequently, often overnight, leaving my unit without cooling for hours at a time. Despite multiple work orders being marked “completed,” the problem continues to return. This has become a habitability issue, not just a maintenance one. The HVAC system failure is affecting my sleep, recovery from illness, and overall well-being. I use a health-tracking device that confirms the impact this is having on my rest and stress levels. I’ve been patient and cooperative, but management’s lack of response, including no reply to multiple emails, makes this even more frustrating. They do not communicate clearly, and tenants are often left with unresolved issues
