BEFORE YOU APPLY, be very clear about your questions or they will try to milk more money from you! Also warning, they make you apply before seeing the home! My partner and I worked with Rachel Sa to look at a homes to move to the Sacramento area. We were very transparent with Rachel about our move in date of December 13 and the 1 co-signer having a lower credit score of 700. Rachel encouraged us to apply for the home. Because 1 co-signer had a lower credit score of 700, she told us the security deposit would double and it was $2700 to $5400 and they agreed to lower $4100. We did and got accepted and had our friend schedule a viewing for us. They wouldn't prorate the rent since our move in date was December 13 and said if they did prorate it then it would be January rent with the security

Scammers! Was told I Had to apply in order to view properties. They said they only show listings to qualified applicants. Then, after you apply, all the requirements listed to qualify get changed. When I provided proof of the original requirements listed then I was told my employment couldn’t be verified. However, the company was provided paystubs, employment verification letter, phone and email for my HR department. Very shady. Do not apply!!

I work in housing navigation, and I already struggle with obtaining housing for low income community members. The lack of communication, the utter disregard the lack in fiduciary responsibility is Not only irresponsible but Frustrating. I wish I had checked the reviews before agreeing to work with Rachel and the homeowners. We were lucky enough to have the contact information of the owners because if we hadn't, we would've been sitting in limbo for a month. We never gotten an official approval or denial letter. They just stopped responding to us. The property owners offered us the property at a very low rate and told the owners that they would not be able to work with our application. Rachel was impossible to work with. She dragged the application process out for several days without regard for our timeline. She knew from day 1 we had dogs and we made it clear we never had any intention of bringing the dogs with us (they are staying on a family member's farm 45-minutes away). She asked for the breeds, communicated with the property owner, and told us there was no problem.
