My boyfriend and I lived at Orion Parkview with minimal issues for 2 years. The only complaint up to that point was the lack of any communication or response from the leasing office. Just after we signed for our 3rd lease with them in July, we were made aware that we failed an inspection by way of 10 days notice to vacate our unit, due to "uncleanliness". We deep cleaned before the inspection, so we immediately went to the leasing office and asked for a list of items to fix and was reassured by the assistant property manager, Rosaura "Rosa" Ramirez, that the notice was not informing us to leave, and we just need to fix the issues. Rosa told us she would get us a list of items to fix from maintenance, which we never ended up receiving after multiple in-writing and in-person requests. My boy

I am really disappointed with the laundry machines in this complex. Most of the washers are constantly out of order, and the few that actually work are extremely dirty. Every time I try to use them, I find the inside full of hair and other debris. It’s very unhygienic and unpleasant, and it shows that the machines are not being cleaned or maintained properly. This is not the first time I’ve had this issue. It happens again and again, and it makes doing laundry here a very frustrating experience. As residents, we pay for these services and expect at least basic cleanliness and functioning equipment. Having machines that either don’t work or are too filthy to use is unacceptable. Moved in on Friday 08/08/25, walked the apartment for the first time after signing the lease, and it has been horrible. Called the front office to get this resolved and was told they’d get back to me on Monday. Totally unacceptable. Pictures are only a few of the issues within the apartment. What’s the point of having maintenance staff if they can’t turn an apartment appropriately. Pathetic.

ODORS I notified the office of offensive odors coming in THROUGH the stove exhaust... Maintenance tells me it was connected incorrectly and to remedy the problem, the whole building will need to be repaired. The solution was to keep my exhaust running 24/7 WITHOUT reimbursement, otherwise I get to smell other people's extremely pungent and vile foods, accompanied by some delightful body odor in the hallways. The smells seep through the walls, my towels in the bathroom stunk of onions and spices whenever someone decided to cook something foul. I also was also assaulted by smells of spiced oils seeping through in the early mornings and varying times at night in the bedroom and closet. People lack common decency and air out their odors into the hallways. Disgusting. ENTRY WITHOUT PERMISSI
