Lullwater at Big Ridge

Here from Nov. 2024 to Nov. 2025 (renters that move every year POV) Just a few things to be aware of if you're planning on checking this community our moving in. The Bad: - Add $150-175/month on to whatever you think your monthly rent will be. I'm sure it's in the contract but we weren't made aware upon move-in that you will pay not only for your utilities but a portion of the community's utilities including extra trash, electricity and water. (This alone really kills the community for me) - Be prepared to consistently have no parking spots available to you. Whether it's residents with multiple vehicles or motorcycles taking up spots that never get moved etc etc you will be parking on curbs pretty often - This is not the community's fault but the mail situation here is really rough. The apartments themselves are nice, but everything else makes living here miserable. Parking in the back buildings is terrible unless you’re home before 4pm. The office staff is unhelpful, mail is often lost, and the pool is either unusable or filled with drunk, loud parties. The worst part was safety — neighbors blasted music until 2–3am with no action from management, and there was even a violent assault in my building. Despite serious safety concerns, management refused to act or release me from my lease without penalty. You’ll pay a premium for what’s advertised as a “nice gated community,” but in reality it’s poorly managed and unsafe. Look elsewhere. Moved out in Nov of 2024

Lullwater at Big Ridge is a wonderful place to live. The staff is exceptional, welcoming, and always willing to go the extra mile for residents. The maintenance team always responds quickly and are very professional. The amenities are fantastic and so well-kept, from the beautiful pool and modern fitness center everything feels thoughtfully designed for comfort and convenience. The community is friendly and peaceful, with great neighbors and a relaxed atmosphere. The location is perfect, close to everything you need in town. I highly recommend it to anyone looking for an apartment.

If I could leave a negative star rating, I absolutely would. My experience with this property management company has been nothing short of unacceptable. I was wrongly charged for renters insurance despite maintaining valid coverage through my personal provider the entire time. When I presented clear documentation to management, they became defensive and refused to take any steps to resolve the issue. Only after involving the third-party insurance provider did I receive a refund—accompanied by an apology from them and a statement that they would be reviewing their partnership with this management company. Following that, I was issued an email from the office stating I could no longer speak with any members of the on-site team in person and that all communication had to be via email—citing

The move out experience was way better than moving in. The balcony was not clean when we moved in filthy even had a empty bird nest and lots of bird poop that we had to clean up. The kitchen was dirty too drawes still had plastic bags in them. But we made sure we left it better than we found it. The units are beautifully, and it can be an awesome place to live when properly taken care of, and issues are handled timely. If it wasn't for the parking, dirty breeze way that never got clean out and several complaints were made and the concerns with the neighbor. We would still be there
