Live Oak Homes

Very poor quality. All the products are the cheapest thing on the market. A year and a 1 old kitchen counters are starting to peel and come off. They're nothing but formica type tape.. highly recommend you do a hell of a lot of research before buying a mobile home from anybody. We're told the insulation ratings were fantastic. Come to find out the exterior walls. Don't even have insulation. They use cut rate contractors that do high jobs at putting everything together. Their service department starts off good for the first few months.Then they just stop responding to your call and ignore you. For the time being very overpriced for what lousy quality you get.

I never seen so many problems with a NEW mobile home!! My doors do NOT close shut! Ceiling is damaged and cracked Carpet has nails and some issues underneath My list is embarrassing for what I paid for and I BOUGHT A NEW HOME!! Stove doesn’t work after living in home 70 days!!!! What the hell else is going to happen??!!! Do not buy from Ocala Fl dealers and Live Oak homes!! Just a few photos!!

I love my home. There were some issues with things not matching up perfectly upon setup & installation, however everything was taken care of by the construction crew after they blocked and tied it. My home is beautiful! I love the cabinets, countertops, the molding and 9 foot ceilings AND I got my glamour bath (meaning a tub and a shower in the main bathroom). Could have paid twice as much with another company and they've had issues, too. I work for a dealership so we see it all. Very happy with Live Oak's customer service and look forward to many happy years in my Live Oak home.

Beware!! A year after and they never finished the issues with our house. Mobile homes are very cheaply built. They don’t answer emails or phone calls or return them. We have attempted since October 2024 to get in touch with them to get the final corrections made to our home. We have not received any return calls. A leak that caused the bathroom cabinet to water log and it’s damaged and no telling what is underneath the cabinet since there was so much moisture. We have a piece of unmatched trim that they said they would bring back out the correct trim and replace, our sliding glass door leaks on the inside in even the lightest rain. Multiple pieces of trim falling. This has been a regret since the day we moved in.

Finally, I was able to sell this thing. The nightmare is over. 5/9/24: We have been in this house for over two years now, and we are still finding issues with the sloppy construction. I have no idea how many thousands of dollars we have spent fixing this place. Shame on Live Oak Homes for their deceptions. 3/3/23: "Some" repairs were done, but once again, contractors don't have access to the required material to fix major issues. Back to making weekly phone calls, or we will be completely forgotten about again. 2/1/2023: Still no repairs 1/16/2023: Still waiting for repairs. 1/4/2023: Today, I learned my hood exhaust fan is being pumped directly into my attic, not outside like safety codes require.
