Kinwood Townhomes

Our family lives in the Union Mills Townhomes but they are under the umbrella of Kinwood which is managed by Fulcrum, previously Jackson Rentals. We have been in our townhome 2 1/2 yrs now and love our location. We're in a small neighborhood of a few units, sitting around farmland but 5 minutes from town. These units and the Kinwood units are a definite find. Three and Four bedrooms, 2 car garage, fenced yards and no breed or size restrictions on dogs. The maintenance team has been quick to respond and resolve issues anytime they come up which has been awesome. We had a dishwasher go out, it was replaced within 48 hrs. We had an older fridge that had seen better days and was more than ready to be replaced. Elyse was awesome in advocating for us to get a new fridge and we were so happy she

Absolutely HORRIBLE place to live. It's loud, crowded, and nasty. Kids are always running around without supervision, there are arguments and fights in the cul de sac at least weekly, and there's not nearly enough parking for as many people are packed in there. Instead of enforcing their policy on how many vehicles each rental can have parked in driveways or on the street, they just call the police to have people ticketed. They also will completely rip you off on move out costs. According to them, the carpet had to be completely replaced, but they also took my $250 "carpet cleaning fee" and didn't apply it to the replacement. Their answer when I questioned this was to note that my lease said that the fee "could" be used to clean the carpets and blinds, but in any case, it wasn't refun
