I’d give them less if I could they have roaches building 5 was terrible, spelled like dog piss and old cigarettes. 2800 for a rat and roach infested home, and don’t get me started on the shady people around you. If you have this type of money go elsewhere because this place is not worth the price. Also parking sucks it’s unmanaged, there are supposed to be visitor spots but everyone parks where they feel like because they don’t enforce parking good luck finding a space if you ever come home later than 6. Side note they have mailrooms that lock and are secure but instead of using them they rather you come to the office where your package aren’t protected like they say they are. Oh I also forgot make sure you check the plumbing cause you definitely will receive a ton of surprises

We lived at Kimball Court Apartments in Woburn, MA, for 6 wonderful years, and it truly felt like home. The management team is excellent—always responsive, professional, and friendly. The maintenance staff deserves a special mention as well; they are quick, efficient, and keep the property in great shape year-round. The location is incredibly convenient—close to major highways, shopping centers, and a variety of restaurants and eateries. Despite being so well-connected, the community remains quiet and peaceful. The apartments are also reasonably priced, which is a huge plus given the amenities and location. If you're looking for a comfortable, well-maintained, and affordable place to live in the Woburn area, I highly recommend Kimball Court Apartments!

I wouldn’t recommend Kimball Court because it’s overpriced for the poor living conditions. The apartments are outdated, smell like smoke, and have serious maintenance issues like leaks and mold. Safety is a major concern—there were overdoses, drug activity, literal dumpster fires and people living in the stairwells. Management does the bare minimum, and despite charging market-rate rent, the quality doesn’t match. It might seem like a deal at first, but it’s not worth the risks.

One star is an overly generous rating. If you like crime, drugs, noise, filth, bugs, rodents and more that is the place to be! Police are constantly visiting. I couldn't get out fast enough. I asked them why the rent was so high for all the crap you have to put up with. I was told they need to stay "competitive" 😲 But you're not competitive at all. I've never experienced anything like that place and it wasn't just my building - it's all buildings and it's just getting worse. They have pest control going in weekly - huge indicator right there of a serious infestation problem (cockroaches, bed bugs, mice, rats, etc). They have it all.
