Great location, but that’s where it ends. Major structural issues with the apartments especially in the 14- where water piles up on top of the roof and gutters/spouts can’t handle even a mild sun shower. The water goes over the gutters in the front and pools onto the brick surface and in between the walls causing mold buildup and leaks into windows and ceiling. The wall paint especially in the back of the apartment start to crack just weeks after being painted due to the moisture, mildew and mold buildup within the walls. This has been brought up to mgmt for over a decade! Neighbors build their own contraptions to reduce the water coming into their windows. Their solution? “clean the gutters” which never helped and isn’t the source of the issue. they need wider gutters and down spouts and

You get what you pay for. There is barely any parking. They barely shovel the parking lot when it snows, they need the parking lot to be paved. One year I couldn’t even get to work because nothing was plowed. They do not keep up with maintenance of apartments. I have had mold that turned into mushrooms in my bathroom ceiling which they just painted over for years and the leak just kept coming back. The employee Ronnie is condescending and gives attitude when he comes to fix a problem. I have also contacted the department of health over these issues and they did not help. I am so glad I am out of there. They are concerned about the grass outside but do not fix the inner issues. I lived here for 4 years and just moved out for a nicer place and to be closer to work. For the money, the place is very good. The apartments themselves are definitely old and outdated (see the pictures I included), but the price makes up for it and they are also in the process of renovating them. However, I doubt renovating apartments this old would do much, they seem to just renovate on the surface when really the apartments all need to be fully gutted and re-built. There is not much closet space and the bathroom is small. In 4 years, my rent went from $1,245 to $1,287 monthly, which is very minimal. Management is not ideal. You bring up concerns and they are not properly addressed. There is no parking and they say they tow cars that aren't supposed to be there but they don't. The "laundry" facilities are disgusting. Apartments aren't too expensive but you get nothing included in your rent. Most apartments are not updated. Management will send letters during the nice weather stating not to walk on the grass. Kids cannot play with chalk on the side walks. Stating "there are plenty of parks in the neighborhood." They claim to be dog friendly yet you're only allowed to bring your dog to relieve themselves by the dumpsters or back of the buildings.

We sold our home in 2021 and lived at Fair Lawn Estates for three years before finding our next home. It was a great experience! Management always came when we called, the grounds are well maintained, and the staff was always attentive to the our needs or concerns. In addition, the neighborhood is quiet and very conveniently located. I would not hesitate to rent at Fair Lawn Estates in the future.
