Erase the one gold star in your mind and look for different management. You don't even need to read the rest of this. I just saved your community. If you are a board member like me, I just saved you from managing a manager. You're welcome. CPVA Management does not know how to manage. The latest example: A vendor needed to submit their W-9 and COI documentation before CPVA would pay them. The vendor submitted both documents to our manager on 11/12/2025 by email and I was copied. As of 1/5/2026, the vendor has not been paid and the excuse from our former CPVA manager to our new manager is that CPVA never received the W-9 or COI from the vendor. I do have other examples. Like, CPVA's negligence led to a total utility shut-off for our community after ignoring months of collection attempts fo

Bar none, the least responsive and poorest community manager I’ve ever dealt with in the almost 20 years of living in my current location. They can’t keep employees to save their lives, and there is zero follow through. There were multiple occasions I reached out (a steet light out that they’re responsible for, a weed growing UP the front of my building because the grounds crew never did anything about it, and the list goes on). The icing on the cake was when I had a roof leak at my townhouse and called them first thing in the morning (back in July 2025). There were afternoon thunderstorms almost daily for two weeks and they did nothing past putting in a work order. I’d call, email, nothing. Sold our house June 27th and bank sent 3rd quarter HOA dues the day before. Called three times to request a refund of the payment and latest update was the home hadn’t transferred to the new owners yet. Called a week later and home was transferred, confirmed refund was mailed - to the OLD address! So now we’re waiting for USPS to forward the refund. Not once, after 3 times calling, did anyone I talked to ask for our new address.

Absolutely the worst HOA for Mountain Laurel Townhouse Community. We live in the Mountain Laurel Townhouse community in Glen Allen, Virginia. They are many maintenance issues that are getting ignored. Our parking lots are in rough shape. We keep getting excuse after excuse. We are convinced that our community is getting neglected because they are funneling money into to bigger more afluent communities. We have meetings but it's basically lip service. Please do your homework before buying into an HOA but if you find that Community Partners manages your community, you should run. We pay $200 a month. We have NO amenities, if you can consider trash, collection and lawn maintenance as an amenity. I personally believe that the Community Partners needs to be audited. The residents don't trust th

It is impossible to get your HOA managed by this company. They 'accidentally' over pay vendors, in one case, by $19k and we cannot get a response on the status of getting our money back. In fact, good luck getting a response on anything. I'm not sure why we are paying them because we've resorted to doing whatever work ourselves. The most unprofessional group I've ever had the displeasure of working with. *They also do not do their contractual obligations. Like monthly walkthroughs of your neighborhood. We've been with them for 8 months and have had only one walkthrough. We've also had our utilities cut off and insurance cancelled due to their failure to pay.
