If I could give them a 0 star, I would. We cleaned our house professionally and had it looking better then when we moved in. We get our deposit back stating they are taking $400 for Heavy cleaning/painting, Power being turned off by someone other then myself, hauling debris, grass cutting weeding/trimming when all of this was done prior to our exit inspection. We were also told at that inspection that everything looked good and we should get 100% back. Well I get the check in the mail and its short. Now they are avoiding our calls and emails to find out why we are being charged this amount. DO NOT use this company to manage your property or rent from.

Be careful with this company! First, they will be rude to you. I quote from Debbie Murray, "I am copping an attitude with you." (when discussing the process of letting new lessees come and see the house while still occupied). Second, they will charge you for complete remodel of the residence. $1250 for painting. Painting is under reasonable wear and tear under Virginia statues. When sent certified letters to the company, all that was returned was "Living room: $200, Master bedroom: $200, etc..." No mention of who did the work or what it actually cost. Furthermore, when told "the matter is closed", I asked for the owners contact information and the workers contact information so that I could file a small claims court suit. I have been without air conditioning for one week and counting. I have been told approval must be given and paid for my owner. A small heavily used window unit was placed on the first floor of home. The upstairs is a sauna and this first floor temperature is 84 degrees with the window unit and 5 fans blowing at high speed. I have been told there will be a minimum impact of additional 100 .00 to my electric bill. My husband and I are both retired and caring for our vet young grandchildren. My husband being just released from hospital after heart surgery is in extreme discomfort. I'm here now telling all that see this to be careful. Very unethical agency who deals with the worst landlords you can ever find. It's better to live in rundown project than living in 1644 W Grace St. Richmond. Do NOT RENT with them. They constantly lie about everything. Never fix anything. The entire building is a hazard. It's falling apart. Everything is done out of code. Building has so many cracks on the walls. Handyman maintain the house with no knowledge. They are keep painting. If you want to see please come visit the building. You will see yourself. Thanks. Current tenant.

They terminated my families lease because it was inconvenient for them to rent a house in September, despite verbally telling me they would let us extend our lease.. We paid our rent months in advance and were never late with payment. This is a bad and heartless company who will kick your family out on the street to make a couple extra bucks. Don't rent from them, they are liars and bad landlords who don't like renting to families with children.
