I had a whole book wrote out for my review. If I could give zero stars, I would let’s just do the quick pinpoints. This is a horrible horrible place to rent a house from we rented a house August 2024 in Lampasas from them was told everything would be fixed completed painted, etc. and all the pictures below are how it was the day that we moved in and it took us three days to clean just to even be able to unpack our Penske truck. We ended up having to move out August 2025 due to the mold in the home from a hole that was in our ceiling for several months that they would not or could not fix with a roof leak that started just a few days after we had moved in August 2024. We just received out “BILL” from them and it’s just so funny I have to do a review. There are also two homes on the property

I have rented with armadillo properties since early 2007 I want to say when I had first rented 304 West avenue f and then after that we rented 908b Dryden avenue and then 826 Michelle when we moved home from India after 10 years. every single interaction that I've had with these people is above and beyond top notch. they are considerate they are fair they don't harass or hassle you ever (I'm guessing as long as you're paying rent obviously, I've never had to face that trouble luckily.) They are so is thorough and they do the very best job when it comes to maintaining and fixing things that need to bet. they are so quick to fix anything wrong that you have going on. I had a very disappointing move-out experience with this property management company due to multiple inaccurate and unsupported charges on my final statement. I was charged for “professional cleaning,” despite personally observing that the unit was not professionally cleaned. No invoice or proof of professional services was ever provided. My final ledger also failed to include an $80 overpayment in addition to my $750 security deposit, which was never properly credited. Initially, we entrusted Armadillo Properties, led by Daniel Edwards, the general manager, to manage our property, believing in their promises of professionalism and genuine care. However, our experience soon turned sour. A significant miscommunication arose regarding our tenant's contract status, leading to unexpected challenges when the tenant chose not to renew. Despite our expectations for a smooth transition, we were left in the dark about crucial details, jeopardizing the security of our property. The transition to a new
