Apartment was nice when view and I inquired about a leak review and they assured me that it was a different complex location and my renovated apartment broken window is set to be fixed before my move in date. I had to report them to housing to put urgency w fixing the cracked window in timely fashion after 30 days and threaten rent escrow and they fixed it. 2 months later a minor leak started in the hallway after rain and they neglected to fix the issue even after multiple work orders of it going through the hallway light causing flickering. Lines started to form on ceiling, discoloring, and areas increasing with every rain and maintenance came out and did nothing originally. Every review about this company is true! I applied for an apartment almost a month ago and heard absolutely nothing back from them. Paid the $50 application fee for nothing because they knew they weren't going to rent to me. The moment I mentioned having a housing choice voucher I knew then I wasn't getting the place. Kurt Denchfield is beyond unprofessional. I've called and sent several emails to receive nothing in return. Was asked to remove my first review per the company. However, here it is back again. This company is simply awful. Please don't even waste your time or money.

This review is for the Maple Apartments in Takoma Park. In the time I lived there, there was a decline in the quality of the overall maintenance of the apartments, including the emergence of a roach problem in a neighboring unit. The management company fails to invest in preventative maintenance and avoids dealing with the root causes of problems with appliances, leaks, HVAC, plumbing, roaches, and other issues, in most cases applying “band-aids” that don’t solve the actual problem, causing issues to recur without true resolution. Communication is also a serious issue for the management company; they rarely communicate in a timely manner when routine maintenance orders will be addressed and when more serious inquiries are being handled, if at all. Incredibly unprofessional and downright immoral. Applicants beware: they will lie to you about the circumstances for deciding who takes the rental — “whoever pays the deposit first once we have all the applications” — just to farm for application fees. (Which is illegal, by the way.) I was ignored after completing my application for 8 full days. My calls were not returned, my emails were not replied to, and I was lied to about how multiple parts of the application process were handled. I was working with Kurt Denchfield and he is specifically responsible for just straight-up ignoring me for over a week. RUN RUN RUNNNNN do not live here! All they care about MONEY ! They do not even repair broken things in there apartments! Maintenance men consistently come in and out of your house for no reason but won’t fix the things in your apartment! Also the heat is still on in may !! It was 82 today and about 100 in my apartment and I have an AC. My nose has been bleeding for weeks because of the heat and management doesn’t care . They insist on having the heat on high
