I am at my wits’ end. My experience has been extremely disappointing. The living standard at this property has declined sharply and has only been exacerbated under the new leadership. The property has been sold twice in the past year, creating constant turnover and zero accountability. No one in properly trained, rent payment systems are constantly changing, and the reliable, long-term maintenance team members are gone. As a result, rent accounts and ledgers are never corrected, litter is scattered throughout the community, and maintenance requests are not completed in a timely manner — and when they are, the work is done poorly. Disappointed After a Promising Start I was impressed during my tour in January, and the move-in process went smoothly. Unfortunately, things quickly went downhill. My upstairs neighbor has been extremely disruptive, and despite multiple emails and providing proof, management has done nothing to resolve the issue. Today, I came home to find a parking spot in unacceptable condition (see photo). I’ve only been living here for less than two months, and I already regret signing a 12-month lease. I won’t be renewing, and I definitely won’t be recommending this place to anyone. Updated 8.26.25. Valet trash has not been collected since Thursday. We love this complex. It’s so nice and clean. Very cute and well maintained buildings and units. Very quiet since we’ve been here and in a good location. If you have any questions about anything, be sure to ask for Jordan. She knows her stuff and always goes above and beyond to take care of us.

When Emblem aka Valera was first opened it was amazing, then after about a few months it decided to go downhill, management is constantly changing, each month for rent there’s a new app or way to pay, pest control was non existent, packages dropped off without a code then leasing office wants to hand you a key to go search in an unorganized package room, valet trash decides to pick and choose when they want to come, & the list goes on. The kicker for me was that they decided to charge me a day of rent AFTER I turned in my keys, thank God I had everything in writing since now they have new management but the person I spoke with and emailed with is still there. Make it make sense, took them two days to get it resolved because they didn’t have WiFi?? The crazy thing is I would’ve never known

Fantastic tour of Valera and great first impression! The staff was friendly, knowledgeable, and made the whole experience easy and enjoyable, especially from Jordan! The property is gorgeous — highly recommend!
