The Village at Toluca Lake Apartments

Mercedes and Gabriel are both wonderful humans who do their best for a pretty thankless, never-ending job. It's a large property and probably needs two cleaning staff-- especially for the amount of rent paid. I'd give the management/building a three, but the location/neighborhood bump this place up a star.

Mercedes does an amazing job cleaning! I always see her working super hard around the complex. Gabriel has always helped me with any maintenance I need done in my apartment, while going above and beyond! I also want to mention they are both really nice. I appreciate both of them! However, the trash utility bill is crazy high and fluctuates every month which doesn’t make sense to me.

Great Community: Exceptional Staff, from Management to Maintenance I moved from another Essex property two months ago because I loved living there, and I appreciate how fair the business practices of the company are. The Village at Toluca Lake is no exception. Because of my quick move and some unfortunate luck, I've had a number of concerns I've reached out to the office for. The property management, especially Brandy who has pored much of her (what I'm sure is busy) work day into assisting me, have been incredibly helpful, professional, patient, and above all else, kind. From before my move in to after, Brandy's attentiveness to my concerns or questions has been consistent and prompt. The only thing I love about this apartments are Mercedes, who works here. She works very hard to keep the apartment clean at all times. I see her cleaning the grill by the pool every day. She is very clean and organized, and thanks to her, our apartment smells great. I give these 5 stars solely for Mercedes and her wonderful work—she deserves 10 stars and more. However, there are many issues in the apartments. The internet is very poor, and the washing machines are expensive with very short cycles, which means clothes don't get cleaned properly. I hope these problems are resolved.

Great area but horrible management. We lived here almost 2 years and the management team is extremely unresponsive and keep adding on unnecessary utilities that tenants must pay for. They recently added a mandatory internet service called Aerowave that residents must have installed in their units and will be automatically added to their bill. Even if they want to keep their current provider they still have to have the devices installed and pay for them. Tons of residents have been leaving because of the poor management. Only saving grace is the kind cleaning lady and maintenance man. Would stay away from this property! *In response to the below note from management: I never received an email or phone call and can confirm that they never tried to contact me.
