The Grand Reserve at Spring Hill

The front office does not take complaints seriously and acts like there’s nothing they can do. There have been ongoing issues with kids damaging cars, loud neighbors, and slow or unfriendly maintenance service. We’re also paying for valet trash that doesn’t show up consistently. Some days it’s skipped entirely, and when they do come, it’s late at night and noisy. Pet stations are rarely checked or maintained. I’ve been here a year and can’t wait for my lease to end.

If I could afford to break my lease and move today I would!! This place had 1 worker that helped everyone in the best way possible now she’s gone Kiera helped us tremendously with everything We referred our friends over and she helped them the same way not even knowing they were our friends I can not believe how upset this made me this place is a lot of things but Kiera was keeping me and my family here I hope they can get someone as genuine and hardworking so it will give us a reason to renew

If I could give zero stars, I would. My move-in experience at The Grand Reserve at Spring Hill (Spring Hill, TN) has been the single worst apartment experience I’ve ever had, and that’s saying something. Let’s start with move-in day. We were handed keys to a unit that was clearly not cleaned and absolutely not ready for occupancy. Broken blinds, damaged cabinets, a broken kitchen sink, paint issues, and general filth that should have been caught long before anyone was allowed to move in. This wasn’t a small oversight—this was gross negligence. Even someone with zero experience in property management could see this unit was unfit to hand over. This has been the absolute worst living experience of my life. The place was uninhabitable when it was leased to me, as the apartment was covered in animal feces, urine, hair, and drugs/pills. Please note that I was originally scheduled to move in at the beginning of March, but I was involved in a car accident, so the move was postponed until April. Also, keep in mind that they should have already planned to have it ready for me in March, as they ended up getting an additional month to prepare, and still, nothing was done. The day I arrived (two hours before all my furniture was scheduled to arrive), the maintenance team was frantically trying to clean some of it, because apparently, they were unaware of its condition and blamed it on the front office. ***BEWARE*** Everything you read about this place is TRUE. Apartments are disgusting, staff lies, roaches throughout the complex, shootings, vandalism, ect. They do rush to take care of any issues. Example? Interior flooding thats been going on for over A MONTH! Can you imaging the amount a mold growing in the walls and under the floors? If your appliances break, you might as well pretend you never hand them because you'll never get them repaired. I wish negative stars could be given. Now watch as they respond with their generic " we would like to talk to you to see about resolving these issues" which they do on every negative post. Too bad they never answer or call back.
