I moved out of Arbor Apartments in early 2025 and my security deposit was not returned. I never received an itemized statement of deductions as required by Missouri law. I contacted the property manager multiple times to resolve this issue. Later, a collections account was reported on my credit for this deposit, which I disputed and was removed by both Equifax and TransUnion due to insufficient verification. I share this experience to inform future tenants and encourage proper handling of security deposits. PS: Be cautious of the third-party collections agency used by this complex (IQ Data). My experience involved rude communication and pressure to pay a charge I did not legally owe, followed by an aggressive response once I pushed back.
I just did a tour and they look decent and clean from my experience But there is one thing that I don’t like you can’t tell people that have a voucher that you accept voucher, but don’t approve because of their income. There is people that have vouchers that don’t have jobs at all. My thing is if you’re gonna accept the voucher accept the voucher don’t promote that you accept voucher to get people to come, but in reality you really don’t go off of it because there is people out here that is really trying to get on their feet and provide a place for their kids.. so me personally I feel like y’all need to stop promoting that y’all accept voucher cause a person can lose their job and then y’all gonna probably kick them out so stop promoting voucher.. so to whom they have voucher think before
We started our lease in July. They gave us a “newly renovated” apartment. Unfortunately it wasn’t done correctly or in time. One month in and we didn’t have drawers for our kitchen because they said they were ordered new drawers. It’s now November and we have cracks because of foundation issues that were just overlooked and patched before we moved in. Drawers that don’t have correct wheels and are not new as promised. Also some guys just brought in old cabinets that weren’t in painted so I had to go out and paint them outside. The vinyl flooring is awful, feels like you’re the dirt. Our back door wouldn’t close and now won’t even open. All light sockets weren’t even replaced. They just put covers over the old ones so every time you placed something in it would immediate fall off. Thankful
Well I just had the most odd experience with this staff. I am looking for a place. I signed up for a tour online through Zillow. I never heard anything. I called and inquired about the tour. Advertised was a townhouse for 1209. I called and the conversation was a little odd but I still went over to take a tour of a different unit because the one I would get wasn’t available. Back up she wasn’t sure she had anything to show me so she had to look that up. I arrive to view the unit and it’s an apartment not a townhouse. The townhouse is like 1600 something they didn’t know when one would be ready or if was going to be renovated. While the apartment itself is fine, it is not worth the hassle with all of the trouble you will find with management. They do not respond to your emails, it takes days to get maintenance to come fix an issue, and overall it just isn’t worth the money and time you’ll spend worrying about different aspects of your apartment. It is affordable but there aren’t very many amenities compared to how many issues I’ve encountered especially with maintenance and management.
