Stonebrook at Upper Merion - Townes Collection

Had great experience with sales and construction team, but please pay extra attention to check every details before moving in. I closed in June but didn’t move until last week, and just noticed couple of small dent on the bathroom vanity top, I could only see them from certain angles and did not notice before settlement, and now toll brothers home care won’t do anything to fix. Update on 10/17/2024 - Toll home care sent someone patched the dents, I am all good now.

Don’t be fooled. When you look/live in these homes the quality is terrible. Toll Brothers had subcontractors that are not masters in their trade, so a lot of fixes that are required (slanted cut for windows, waves in walls, terrible trim work, windows terribly filled with caulk, and so much more). The material of the windows/doors/floors/etc. that Toll chose is terrible. We chose to “upgrade” the floor and what we received was what they call paste on LVP. It is terrible quality, peels up, had no thickness, has waves, and feels like you’re not walking on an even surface. Also, you have to stay on top of communication and send a few emails to get anyone to respond. My ongoing issues are the quality of the floors, the appliances we received (paid upgrade) are not the appliances we signed/paid

Lived here in 2021 but made sure to get out. Poor quality build. Toll covers repairs under warranty, but what they don’t tell you is the sheer volume of subcontractors they use that you then have to schedule repairs with. The times are of course only during workdays making it difficult to work a full time job. Traffic noise was unbearable from off of Henderson. Walls were paper thin, and I apparently lived next to an elephant herd that loved to stomp about their house at midnight. The water utility company requires homeowners to have an annual backflow. certification done, and Toll received this notice prior to my closing but failed to share this or pay for the service before offloading the cost to me. Honestly i take care of alot of clients in the development for pet care and all they complain about is the corners that were cut and the amount of problems and tickets they have to submit to get repairs done. Its disgusting when your paying almost a million dollars for a home and your getting the landlord special on a house you buy.

Looks like a nice soon to be neighborhood on the cool side of KOP. Townhouse and single homes. One or two car garage for the townhouse. Shopping within walking distance. Chester county trail runs along the perimeter of the property. Playground for the kids close to Ross Rd. Only downside is one way in and out... For now. Could be a benefit for the people living there i.e. no through traffic.
