PTLA Property Management

I live over in the Rainier Apartments located in Ellensburg that is owned by PTLA below is a review I decided to repost on their main page since new renters are going to be coming here first and should get to see what they are buying into. Also I have to keep editing this post for it to appear publicly either PTLA or google is trying to suppress the review. Living here for a year now and this complex is nothing but disappointing. Maintenance requests take forever to be resolved, the property is not maintained which is apparent once it gets dark and only a handful of exterior lights come on, the pathways are not cleaned of snow nor is there any sand or ice melt put down which is 100% their responsibility. My roommate and I recently moved in to the baker apartments as of 8/25/25 located in Ellensburg. Upon move in our kitchen sink was leaking and had water damage to the point that the mold that was growing in the particle board was giving us severe migraines. It took 3 days for Maintenance to come even look at it which during the time out bathroom sink started leaking as well. The apartment is cozy and conveniently located near the school perfect for students or small families. The staff has been very welcoming and always quick to help, from the move-in process to resolving any issues that come up. Overall, it’s a great place to live with a peaceful and friendly atmosphere.

PLEASE avoid if you don’t want to get screwed over financially. they WILL take advantage of you by any means necessary. PTLA made me pay an exorbitant amount for carpet replacement (>$1300), despite damages being made by previous tenant’s pet. PTLA also lied to the previous tenant about me never completing documentation for the signing of the lease, while also stating that they tried to reach me several times. not only was I not contacted ONCE about this concern, but i have digital records of my signed lease documentation, which was submitted and approved in the resident portal. i had contacted them early on in my tenancy to confirm documentation was submitted correctly and that only my name was on the lease, and PTLA confirmed this to be accurate. i immensely regret not taking legal act

Getting anything done takes so much time. Washer and dryers are broken and the response I got was along the lines of “you need to call the company to fix them”. Not them, me. I’m a shared laundry unit. Super disappointing. I heard so many bad things about PTLA before moving here, it’s my fault for not taking the advice. Pls avoid if you can!
