My family and I were excited to move into what seemed like a beautiful home, but the lease terms made it impossible for us to proceed. A home without privacy and security isn’t a home at all. Their lease allows the landlord or maintenance workers to enter the property at any time without notice even in a case of a non emergency . While it’s not unreasonable for them to inspect the house, the lack of required notification is a major concern. The biggest issue, however, was their refusal to let us add a lock for our family’s peace of mind. Even worse, they insisted on keeping the master key, and no physical key would be provided to us. Was probably the worst renting experience I've had thus far, on lease agreement my wife and I signed with them they had requested a $250 pet security deposit per pet. Now naturally hearing deposit made me and my wife figure it would be refundable to be told after moving out it was a fee. Even when it's notated in contract as security deposit. They naturally also held our security deposit for cleaning when the condition we received the unit in was beyond poor. My wife had also noticed things moved around on 4/30/25 when they sent us a notice of a broken window that had been there since moving in. They said they'd be in the following day to do an estimate but my wife found our couch in front of said window moved. Overall experience is one of misery. Do not recommend renting with providence.

While renting prices may be reasonable, please do your research before renting. We often felt like Providence was careless and just a money-grab, and we did not feel valued as tenants. We lived in their property for almost three years, and were never treated with trust or kindness. My biggest frustration was with how difficult it was to get things repaired. When we moved in, we were told that there was a washer/dryer in unit, but later found out it was left from the previous owner, and it was "not Providence's responsibility" if it did not work. Had to use the laundromat all three years. Same thing with the fridge, which luckily we were able to get replaced by them. One summer, our A/C broke and we were not helped until thirteen days later. Very helpful, understanding, & kind. I haven’t rented anything yet, & I feel like the negative reviews are from tenants that aren’t understanding, but my experience with the process has been easy & fast, thanks to Hannah! She is wonderful! Thanks again!

Rental company isn’t good to rent from! I moved into an apartment in 2020 and didn’t move out until 2024 and maintenance never came to check on anything, I had to blow the phone up just to get my heating unit fixed when it went out in cold weather, I finally moved out and got something better. Now this year in 2025. They had trailers for rent and I applied for one, did the application fee and the background check fee and they called back saying I’m not eligible to rent from them because of the previous apartment and it took them 2 weeks just to tell me that, the doors in the last apartment were already patched up, barely hanging on the hinges and the cabinet doors was rotting off and they blamed all the malfunctions on me!!!!! Just to give me a big bill and whoever the manager is her attit
