Pepper Tree Gardens

Have lived here since August 2002. We were here before Hoban began in 2008. We aren't the longest renters, either. Rents have consistently gone up approx $100/year for the 2 bed/2 bath 900 sq foot apartments. Water is included, apartments are cable ready, all electric appliances, a/c included. There are four buildings of 16 apartments each, for a total of 64. When we first moved in we were told 2 vehicles allowed per unit. However, there is not that amount of parking lot spaces within the fence-line, so it is possible to end up in overflow parking in the cul-de-sac on Cajon Rd. Nice size units, but the neighbors and manager is ridiculously nosey towards whoever is in your family and friends. There's no manager onsite, just some informants that tells on you. The kids are bullies, especially the older ones towards the younger kids. Teenagers are disrespectful, rude and annoying to adults and there company. They're isn't any trash cans throughout the complex so there is trash on the swimming pool area, parking lots and in the landscaping area's. These apartments says they're energy saving appliances, but that's not true at all. I never used my a/c unit nor heater throughout the summer and my energy bill was always over 300$ a month. Hardly was never home and still too damn high. The jacuzzi water is always cold and with the jets on. SMH.

First of all, if you're not picky, this is the place for you. You'll find that the walls are painted over paint from who knows how long ago. And whoever painted it has his/her hair stuck on the walls in every room. Second, careless management. If you try to complain about anything, expect nothing to happen. I should've known better than to rely on the landlord. From the beginning she was unreliable. I use to talk highly of this place before I moved in. This is a part of the Hoban management. Hoban claims they don't offer section 8 ,when in fact, half of the tenants here are section 8. If you don't mind paying for their living then be my guest, enjoy your expensive living knowing that some of your hard working money is going to the ones who are paying way less than you are.

Cars get vandalized and nothing happens. Contact the PM- nothing happens. Not enough washing machines or dryers for everyone that lives there or parking spaces. They don't care.
