Location The property is located in Little Canada, which is a great area overall. The neighborhood itself is quiet, feels safe, and is conveniently located. This was one of the main reasons we chose to live here, and the location was genuinely a positive part of our experience. Management & Communication Unfortunately, management was very unprofessional and difficult to communicate with. Phone calls often went unanswered, and follow-ups were extremely delayed or never returned. On multiple occasions, I was physically present outside the office and could see staff inside while calls were ringing and not being answered. Do NOT live here. This place is mouse infested. I keep my place mostly clean and tidy and I have never seen more mice in my life. Pest control will leave poison so you can find dead mice around your apartment or wait for them to start rotting in the walls. My kitchen sink trickles water and has been like this for months. I placed a maintenance request and waited over a month before reaching out to the main office. They said they would prioritize my request, only for maintenance to delete my request and say it was completed. I placed a new maintenance request and again, have been waiting over a month. I cannot wait to get out of this hell hole. I ignored the bad reviews when I moved in here. Please do not be like me and run as far away from this place as you can.

DO NOT RENT!!! The only thing great is the location other than that, do not rent here. Lack of communication, outdated, place, mice issues and the staffs are not friendly. The last friendly staff I encountered since being here was Chris. They cut off the water in the winter with no communication, thereby, making it inconvenient for early morning routines. They do not fix things on time, you will have to put in multiple work orders, even if you put the order in person. Cannot wait to leave after lease ends. They don’t answer the phone and they are rude. The sneaky fees they charge you, such as, master policy fee! If you’re looking for location, this might be your thing other than that, do not rent here.

The apartment is clean and spacious, however the building maintenance and other illegal activities make this place unlivable. I took pictures and videos as evidence for potential tenants. Don’t waste your money. First, the property management are untrustworthy. Please keep all receipts and make sure to document & record EVERYTHING. My apartment was not ready for my move in date. I was told VERBALLY i would not have to pay rent. Two weeks later, i receive a late payment notice. Secondly, the apartment is filthy. One resident poop on the floor in the storage room. I called several times to have maintenance clean it up.. instead.. they decide to punish everyone and lock the storage room. They never clean up the mess!!!! They come and go as they please but I bet you love coming home from work and want take a nice icey shower. If you do, Montreal courts is the place for you !
