My partner and I applied here because we liked the apartments and location, and the front office staff, Gabby and Jonathan were awesome...... here's where things go south. The "credit" criteria which was never given to us, is extremely difficult to pass. We both have been at our current place where we pay much more than Livano, make way more than enough to pay the rent, have never had any evictions and have a clean criminal record, yet because our credit isn't top notch, we were denied, but I bet if I was an H1B visa holder I would've automatically got approved. If I had excellent credit, I wouldn't need to rent an apartment. I'd buy a house. If you value your sanity, please do not move here. Here are all of my issues: - The walls and ceilings are made of cardboard and have zero soundproofing. We can hear literally every single footstep and conversation from the unit above us. God forbid the unit above you plays music, it will sound like you live below a rave. There are also large metal doors to each building and they sound like gunshots when they close. - The doors within the units are very thin and have a huge gap between them and the floor. - The master bedroom that has an additional exterior wall has zero insulation. Depending on the season, it is a constant 3-5 degrees warmer or cooler than the rest of the apartment. - The build quality is cheap. Our pantry has already cracked at the top which has made the upper door sag.

Cheap build as someone else mentioned. Poorly maintained. Managers are very rude. But not as rude as the tenants and their untamed children. Jonathan is nice. The Luxor delivery is a nuisance. The gyms are decent. The person who mentioned in their review that the people giving one star just don't get their way, has no idea what they are talking about, being dishonest, or brown nosing again. Clearly he has low expectations, while other people expect more for their hard earned money. It's as basic as you can get. This complex hasn't even been open a year and already such low reviews. I’ve been living here since September 2025…Gabbie walked me to my apartment that I’m currently living in…she explained everything in detail and answered every question I had….from the time I signed the contract and conducted my payments if I had any questions they answered it with a smile extremely friendly something that hasn’t changed even with me moving in…one of the things they 1st explained to me was about the train which I was ok with…. There’s no other place in the area and in even the Dallas area the does the events they host and the price…. Remember you get what you pay for and in my eyes we’re getting a lot more then we pay for… Now for the 1Star are just upset because they don’t get their way…they expect the employees to stop what they are doing to bow to their needs and reques

Zero stars if allowed. This place is horrible. To be a brand new community, I feel like I had moved into the ghetto. Filthy hallways filled with trash, debris, and food. Entry exit doors don't work you have to walk around the entire building to find a door to get in. Dog feces in the hallway/stairwells. Tobacco and marijuana smoking in the smoke-free community. Fake security cameras. If they worked those who are violating the community rules would have be caught. Disgusting dog park where some dog owners leave their dogs in the park to relieve themselves unsupervised never cleaning up after their dogs. Elevators not working for over two weeks. No light bulbs to replace bulb in hallways and units. Everything breaks or is defective in the units. Leasing office staff is unskilled, unprofessio
