Lennar at Folsom Ranch

Stayed here over the weekend. Cute place. Very comfortable. Only suggestion. Add a can opener. LOL

If I could rate 0 stars I would. The sales agent here does all the tricks to get you on the contract and close the house. We are looking for a long term residency with good schools. Folsom Ranch was promised with ES, MS and HS. But recently the school district proposed a new plan to build MS and HS in Rancho Cordova instead of Folsom Ranch. We want our kids to live in a place that is close to the school. They can walk or bike to school. When we looked at the house, the sales agent didn't disclose this to us. If we knew the school plan changed, we would not consider this location. She said that I will do everything I can to make you happy. Very very poor experience. We bought our home here..community is great, but Whoever built our home have done a horrible job. Everything and every room has an issue. There is a significant under the fence gap between our neighbors and us which is posing significant safety/privacy concerns. A pet, small animals and an infant can slide through that gap (yes I am not joking)—multiple attempts/requests to address this concern have been made, but whoever the concerned persons are, they are not responding. Our neighbors are also concerned as we are!! Majority of the cabinets were damaged/improperly fixed which we requested to be fixed during walk through..been 2 months still not fixed. Buyer Beware! Agents in the Folsom sales office will do anything and say anything to close a sale. What's worse is when you show up without an agent they are in a dual-agency relationship with you. It's supposed to create an ethical obligation to you that's equal to that owed to Lennar. In my experience, I feel I was misled, lied to, and given representations that all changed once I signed the contract and paid my deposit. The agents will pressure you to sign over 1000 pages of documents within 24 hours of signing the sales contract. They do everything using Docusign and explain nothing while you continue to get harassing emails and text messages from Lennar personnel: "I need it back immediately,; or "if I don't get this back today." Beware of sales representatives at Lennar homes and their management at Folsom Ranch(Lennar) and Lennar Sacramento area. Unethical builder and their management. Try to avoid this builder if possible. We had very bad experience. Once we agreed on the pricing and we signed the contract, next morning the sales representative contacted and voided the contract even though buyer was not at fault.
