Kings Mill Apartments

The lobby of the building I delivered to was filled with trash mail and was so dirty looking. I was thinking about renting here but after delivering food there, I totally changed my mind. Please do better for your tenants. I work in property and facilities management and this is not up to any decent standard of proper management, do better for your tenants or hire me and I'll do the job right. Happy new year!

I moved into my unit on 10/24. On 10/25 there was a water break in the apartment across from me (that’s been unoccupied since I moved in) that cause flooding into my apartment. (From a clogged pipe) The situation was addressed and they began working to get the apartment back together. Unfortunately, on 10/27 there was another water break from that same apartment for the same reason that caused flooding into my apartment again. My apartment smelled really terrible and it was very unsanitary/unsafe for me to be in there. I’m going to insert pictures of how the apartment looked. I only had the apartment for 4 days at the time & I wasn’t able to stay in the apartment since moving in (which turned out to be 15 days total of me not being able to stay in my apartment.) Snow removal on the sidewalks are not being done. The snow storm on 1/25/26 leaving us some snow on the ground, called the leasing office, was told that I need to call another line to report it to the resident portal which is 1 hour and 51 mins and 22 callers ahead of us. the leasing office cannot and will not use their phone to call anyone out here to remove the snow. The side walks are not clear and with a sheet of ice. Whoever walked out of their house, if you fell and get hurt, just sue this place because they don't come out and clean anything. the last time I saw them remove snow on the sidewalks are on 1/25/26, now it's 1/27/26. We are at the townhouse section, and all the sidewalks are covered with almost a foot if ice out there.

Terrible place to live They find any reason to hold you over to raise rent and take money from you. Low value apartments roaches and mice everywhere and a nasty lady that works in Maine office at resident services. Hallways dirty smell bad and they break into cars they pull your whole window out. If you rent leave this place.

The condition of this building is absolutely unacceptable. Roaches are present, and tenants are leaving garbage in the hallways, an outrageous and unsanitary practice that should never be tolerated. The common areas are in deplorable shape: floors are never mopped, cobwebs line the window sills, and dust accumulates everywhere. I visited with a family member for several days, including 2 weekdays, and not once did I see maintenance show up to clean. The same dirt, trash, and filth sat there from the day I arrived until the day I left. This level of neglect is shameful and inexcusable. Immediate action is required to restore even a basic standard of cleanliness and safety.
