As a property owner, I’ve worked with Icon Management Leasing Services in Kalamazoo for many years, since 2017 and that history really says it all. I stepped away for a couple of months to explore other options, and it quickly reminded me why Icon stood out in the first place. The professionalism, communication, and genuine care for both owners and residents just wasn’t the same elsewhere. I’m truly happy to be back working with the Icon team! Michelle, Brittney, Rob, and Lorenzo are an amazing group who consistently go above and beyond and make property management easier, more transparent, and far less stressful. Grateful to be partnered with them again and highly recommend their services.

Rent elsewhere if you’re able. Icon is barely a step above a slumlord company. Upon move-out, I was charged in addition to my already large security deposit ($1200) for damages to a poorly maintained and cheaply renovated 365 sq. ft. 1 bed apartment. I enjoyed living there and didn’t mind these issues too much (windows barely able to be opened, no a/c, no proper ventilation in bathroom, thermostat under lock, no assigned parking a.k.a. street parking, etc.) until they decided to take every penny they could from me - gaslighting me and eventually threatening legal action. Any damages were either expected from two years of wear or due to extremely cheap materials used in renovations. I was a good lessee and always paid rent on time and would have considered renting from them in future. With

**Renters Beware** I would never recommend renting from this company. When I was renting from icon, my ceiling collapsed due to a leak in the roof that went unresolved. The insulation above my apartment was wet and heavy, causing the ceiling to collapse. My apartment was unlivable and it took Icon months to complete the repairs. I ended up renting a different apartment while the repairs were being done and ultimately paid for 2 leases at the same time. It was a renters nightmare and ended up costing me quite a bit of money. As a college student, this caused a great deal of financial stress. Try to avoid renting with Icon, Jakobson Management and Lukeman are much better options. I was going through a messy ordeal and when I say Michelle came through for us I mean she did above and beyond and was so solid . Definitely keeping them as my landlords for many years to come. She was absolutely amazing I love her .

I can't thank Brittney enough for her amazing support. She was always quick to respond to any issues I brought to her attention and went out of her way to make sure that everything got sorted out. She was always so kind, understanding, and eager to help. The leasing process was straightforward and quick. Whenever I had any maintenance issues, the portal was easy to navigate and the maintenance team would be there within days to fix the request. The maintenance boys were always very kind and respectful with great communication about when they'd be stopping by. Michelle was also amazing! When there was a small billing mishap upon move out, she called me personally to apologize and reassure me that she would get it fixed asap. I really appreciated the sense of urgency!
