I own a property in Willow Park for 6 years now under this HOA and it was the worst decision I made. This HOA is the WORST!! They only want money and NOT do their job as a HOA correctly. As of now I'm paying ONLY for HOA monthly $791 super ridiculously expensive, and yet they do any type of repair to the units. Each year they raise it up more than +$100 and this this year we did not get a notice they would be raising it, until I got a notice just for a fee collection SUPER frustrating. I tried to sell in last year and I couldn't because the units are in a BAD CONDITION. Balcony are terribly unsafe and more repairs need to be done first. Two times now they have stickered a currently registered vehicle for being "non-operable" this time it literally happened after getting back from the store between 3-5pm. They aren't qualified or cognitively capable of deciding what an operable vehicle is. All around the board they aren't capable. This is the second year the hot tubs they maintain were broken a majority of the season in which the pool area is open. They have done a poor job in handling the rat problem here where you hear them in your walls at night. This results in the people below slamming the walls to awaken me at odd hours of the night. I found this HOA to be superior to others I have dealt with both in California and Virginia where I lived before. They are professional and expertly helped me when I needed assistance with an HOA matter. Their actual office impressed me because it is dog friendly and their staffers were outstanding.

UPDATE— we have a neighbor who constantly is playing extremely loud bass. Some nights until 2AM! We have kindly asked her 10+ times to keep her music down. Asked police once to come and tell her, and I’ve contacted grapevine with my concerns and heard NOTHING for months. Playing loud bass is unacceptable when we share walls with people. No respect at all. We don’t EVER play our sound bar because it’s just rude and inconsiderate. The tenant in 732 doesn’t care and doesn’t turn it down. They won’t do anything, not even respond to my concern. ridiculous. Don’t move to the Alicia villas unless you want endless problems. Very rude customer service. Defensive and dismissive. Removed a kayak, said they put a notice on it, never saw it. Go by the kayak to my car everyday! Could've put a notice in mailboxes about a valuable item like this, she said it would be too much trouble and time consuming. I asked her to treat me like a human being and be kind and helpful and she hung up on me! My car was right next to the kayak, so I went by it everyday and never saw the sticker they said they put on it. It seems it fell off or got removed. They sent me a pic of the sticker and on it it said that the vehicle would be towed and would be able to be returned for a fee. Also the notice they put out said that I unregistered vehicles, specifically boats would be "subject to tow" and said nothing about any items being disca
