The quality and the craftsmanship of the foundation concrete walls were poorly done. There are so many 2 centermeter deep voids & many honey combs. I counted there were 97 exposed rusty metal on the concrete foundation walls. The house was closed on April 2025 and there's concrete cracks outside concrete walls and cracks in bathroom tile walls. the build told me it will be cosmetic fixed. I can feel the house vibrate when helicopter flying by & train passes. I am getting nowhere. Buyers please be aware of problems and headaches from Gemcraft co.

My Godparents moved into this 55+ community 2 years ago. They experienced multiple problems, e.g., substandard plumbing, fraudulent process when choosing designs for garage door- the salesperson changed the garage design, heavy trucks & machinery ruined their landscaping, and the Project Mgr. Brandon was not customer service oriented or friendly.

They each were exceptionally warm, EXTREMELY FRIENDLY, and held my hand throughout the entire process, as this was my first time housing purchase. Then I met Jill, the Loan Originator for Envoy Mortgage, who works with Gemcraft. Although not in person, but over the phone. She also walked me through everything, staying updated with current interest and mortgage rates.
