Carriage Homes on the Lake

When my spouse stumbled upon Carriage Homes on the Lake. I was surprised that such place existed in Garland. It feels like you’re stepping into a portal of peace and tranquility with the amazing pond that is a center piece when you drive through and enter the property. The animal life that exists at the pond is a warming detail and I very much appreciate, when going on those sun set walks with my spouse and our pup. I have been pleasantly pleased with my stay so far. The staff is amazing and super friendly, and most importantly attentive. You can see their efforts in ensuring the community is nicely kept for their residents to enjoy.

TERRIBLE experience. I have been getting blamed for things I have not done, since the very beginning of my lease. Sad to say that even after 13 months of living here and resigning my lease it’s happening again. I signed my lease on 1/1/25 and by 1/7/25 I was accused of 2 things, without any proof at all. My move in date was pushed back after the leasing associate stated the apartment was in terrible condition. I was originally trying to move in November 2024, but settled for January 1,2025 as I did not want to pay prorated rent for December and moving cost right before the holidays. Upon moving in my apartment was not ready at all. Several things were broken and the apartment was dirty, requiring me to clean everything. These things include a broken window, non flushing toilet & burned out

Nice and quiet apartment with a clean environment. Management is helpful and maintenance requests are handled quickly. Good location and safe neighborhood.

Words can’t describe how disappointed I am with the service of this complex. I’ve been living here for three years and never had to deal with inconvenience until now. I’m pretty sure it’s new management and office staff. As you can see in the photo I put in a maintenance request to get my bath tub fixed back in October. Today is Dec 4 and I’m still getting the run around on when my tub is supposed to be fixed. I’ve messaged the office several times even had an extra key made for maintenance to get in my place still no progress and it’s beyond frustrating. Never had this problem with maintenance years prior.

Incase you needed ONE more reason to NEVER lease here….. I submitted a work order on 11/22 for lights that have fallen from the ceiling and are now hanging by exposed wires creating a potential fire hazard. Texas law requires landlords to maintain safe, habitable conditions, and faulty wiring (exposed wires) is a clear health and safety issue. I specifically requested that the office schedule an appointment to fix the issue when I am home, given the past incidents of theft by the maintenance staff (caught on camera by the way.) Unfortunately, my request was denied, and the work order was closed out on 12/10, nearly 3 weeks later stating they couldn’t get in the unit & that a call was made to me, which seems unlikely since no voicemail was left. So on the evening of 12/10 I submit ANOTHER
