Birchwood Villas - Lenexa

We have been residents since May, 2025 and have had a great experience. First, the area is quiet and neighbors are respectful. Many long-term tenants, some here for more than 5 years! Second, the staff are so helpful. The day we moved in, we realized the dishwasher wasn’t working. We had a new one in 2 days. The maintenance team is respectful and professional. They explain things really well. Third, there was an incident where we spotted a rat outside, near the drainage pipe on the street adjacent to the villas. I took a video and submitted it to management. Within a week, the entire property (around each villa) had rodent mitigation boxes placed by a professional company, and they are routinely checked. I’ve been a renter for 18 years, and I’ve never dealt with such a terrible management company or property. The developers were sloppy—screws falling out of cabinets, extra holes in walls, upside-down shelf holders, crooked drawer pulls, and poorly cut window trim...and that's just the kitchen! They didn’t account for the environment, building villas near a pond that leads to pest problems and warping doors from moisture. None of the trim is flush, and gaps allow pests to enter. There’s even a piece of rebar sticking out from the foundation that Terminix says lets pests in. I specifically asked about centipedes and mice before moving in and was assured there were no issues. And yet I was tormented by fruit flies, centipedes, and spiders in every room despite covering drains and using trap

My Fiancé and I lived at the Birchwood Villas for one year. We were the first ones in our unit after construction. We absolutely loved the space, floor plan, finishes, and area. I was a great place to live. The staff is very prompt and caring for a property management company. You will not have to worry about something getting taken care of. Well worth the visit. Erin and Elizabeth were great to lease from. Highly recommend Birchwood Villas!

We visited so many places before we found this hidden gem nestled between beautiful residential communities and nice walking trails. We selected a two bedroom/ two bath villa end unit which offers a nice degree of privacy for two empty nesters to enjoy life as a couple. Our place feels very spacious and all appliances are very new and modern. We never hear any noise from our neighbors which was very surprising since they also own a dog. We downsized from our larger home and wanted to avoid living in a typical apartment. The property management is very responsive and attentive to our needs. We just renewed our lease so we plan to stay for awhile. Birchwood Villas checks all the boxes for a safe, quiet, peaceful place to live.

We love Birchwood villas!!! We chose this place for my parents who just moved to town. The villas are beautiful, new and have awesome finishes and the floor plans are open and airy. This has been such an easy transition for my parents and I can’t say enough good things about management. Erin was great to work with and everyone has been very attentive. We highly recommend Birchwood Villas!!
