Beazer Homes Sunset Landing

Having lived here 4 years now in Sunset Landing, I can honestly say it has declined rapidly due to First Service and Beazer. They take no responsibility in making sure the community is maintained and taken care of. Kapalua Pond looks HORRIBLE because they stopped maintaining it and only maintain the other ponds. They give every excuse as to why, but still collect full HOA dues from the residents that paid a premium to live on Kapalua Pond. How is it fair to only maintain 2 out of 3 ponds? The pool was nice at the beginning, but again not maintained and has many issues. First Service drives through neighborhood fining residents for silly infractions, yet they can’t speak to someone in person or on phone. Don’t move here!

We were so excited to start our new life here in SC. David West was great helping iron out the few problems with our finished house. Since our move, it has been one giant headache. The HOA and ARC, which are still controlled by Beazer, make efforts to improve our property impossible. They are arbitrary and ridiculous. I guess once Beazer has your money, all pretense of customer service disappears. This is a PSA for future buyers. Sunset Landing is a good community, but you might want to wait until Beazer is out of here.

The HOA is the worst. They don’t manage anything. over pay their contractors. Lawn landscape crews don’t do the work they say they do. Pool is a bad situation. No maintenance and no cleaning patio furniture. Sad

Biggest problem here is the HOA. First Residential. They are terrible. If the HOA is still First Residential this time next year this community is in big trouble.

Stopped by today, thinking of moving to the area from Colorado. Abby was great, listened to our needs and showed us great options. She is very knowledgeable and personable.
