As a first-time homebuyer, I relied on his guidance and trusted that the proper steps were being followed. However, my earnest-money deposit was collected 𝐛𝐞𝐟𝐨𝐫𝐞 I had been fully pre-approved for financing. When issues arose later in the process, that deposit was 𝐥𝐨𝐬𝐭 — something that might have been avoided with clearer communication and proper preparation.
