Avoid at All Cost_ Serious concerns about resident safety and management practices. Im sure this review will result in retaliation and none of the board of directors buildings have any these issues. WPM Property Management and McDonogh Township Condo Association have turned my dream of first-time homeownership into a nightmare. Since purchasing my home in September 2021, my experience with WPM Property Management and McDonogh Township Condo Association has been overwhelmingly negative. What should have been an exciting first-time homeownership experience has instead been marked by mismanagement, unfair financial practices, and disregard for resident well-being. • My HOA fees have increased every year plus twice in 2022, from $394.07 in 2021 to $515.43 in 2025. Worst HOA. Wish I could give negative 10 star. We pay over $100 a month to follow specific rules but that also comes with the HOAs responsibility to apply regular maintenance of our neighborhood. They have failed to do that. Over 72 hours and our street was not plowed. They are just finally getting to it with 1 little bobcat (they have the money, so it’s just negligence). The HOA had failed their contractual obligation in which we pay them. They did not salt the street or sidewalks nor attempt to make an effort (which they are supposed to), they did not attempt to plow out street until over 3 days. Horrible HOA since the newly elected board members. When I first moved to the community, any impending snow had sidewalks pre-salted and plowing occurred the same day of the storm with an APPROPRIATE plow truck for the job. Since the election of the new board members the HOA has been utterly horrible. We are going 72 hours and FINALLY just got a SINGLE LANE of our street plowed. Most of the residents have been snowed in for days, losing the ability to go to work and receive income. The conditions are so hazardous and unsafe and we are left stranded in our community with no action of our HOA until 72 hours later?? What we were met with was an email after multiple residents complained blaming the contractor not the HOA taking accountability for their poor hiring of the contractor. The

Been dealing with these folks through my HOA for 20 years. Don't like the language on their yearly billing and yesterday received a letter in regard to an "outstanding balance" on my account. The bill normally comes in December which I did not receive, and had a conversation with my next door neighbor who did not receive a bill either thus unlikely a USPS issue. When I called about this yesterday I was "disconnected" during the call, did not get a call back and when I called back and left a message that wasn't returned either. Called again this morning looking for a manager but that became confusing and ended up in someone else's voicemail in which I figured a waste of time leaving another message. Unimpressed over the years to say the least.

WPM Management manages my community (Lions Gate in Odenton) and has been extremely unresponsive. Emails are routinely ignored. After the most recent snowstorm, neither the streets nor sidewalks were cleared, even though snow removal is included in our $120+ monthly HOA fees. This created unsafe conditions, and no explanation or communication was provided. Emails from residents are still going unanswered. Unfortunately, this is not an isolated incident. Whether it’s services to common areas within the community or other issues that arise, WPM Management regularly fails to communicate with residents.
