Our lending company found this company. No research onviously. Operations manager was a nightmare. She kept calling their services an inspection and when questioned, she just could not figure out how to answer. On top of that, she just could apparently not understand questions regarding services. It took 15 emails to get an answer to 3 questions. Basic things. Should have taken 3 emails max. When she could not answer, she became combative and rude and when told that I did not deserve or require to be talked to like that simply because she couldn't answer a few questions, she called the mortgage company and said that they could not work with us. My only regret is that I didn't even get a chance to fire them. Hopefully this review will save others from engaging this company.

Refi company for custom home used this company for an appraisal. New build completed in 2024 : cost for land 400K, home 2,800,000 , well drilling 10K, driveway 20K, = 3.2ish million in total. Their appraisal used comparable with smaller homes, less property, and less garage space. 1,400,000 was their appraisal. Skip ahead a few months they contact us and magically added a few hundred thousand dollars to the appraisals. Ended up using another bank for refinancing. If your bank uses this company for the appraisal, find another appraisal company or a new bank.

My lender chose this company to do the appraisal for a refi. First off, the guy named Steven did a terrible job. The pictures were blurry and obviously show he rushed through the job. There were several amenities missing from the report that he even pointed out during the walk through. From clerical errors to comps that didn’t make sense, this issue was sent back by my lender and western security appraisals refused to fix anything. Terrible company that is very apparent by the previous reviews. If I could choose zero stars I would.

My mortgage company picked them and they were unprofessional and made so many mistakes it took 2 pages to document the errors in rebuttal. My reasons were very similar to the other one star review... Copy and paste of old houses, some never having been sold, not including all the full remodel info of my house (said house had no updates for 10 year+ which had included an additional bathroom so all comps were wrong) etc.etc.etc. My mortgage company submitted the data that my loan officer and I put together for rebuttal and so I was able to at least remove PMI, but not without great hassle and still with a poorly done (even after update) report that didn't come close to accurately comparing my house value.

Unprofessional and Rude. We didn't get to pick our appraiser or the company, it was assigned by the lender and we are disputing it and will not pay. The appraiser was unbelievably rude, unprofessional, spent more time flirting with my husband and talking about music than he did actually taking pictures and doing his job. Then he had to come back and finish the job later because he forgot to do four things that are rather significant. He had 10 days to do his research of the area and sales, especially since this company did the LAST appraisal a year prior. The appraiser used LISTING photos from two years ago that did not show any updates, then he notated we didn't update the property when it has been completely remodeled including new bathrooms (we even added a third bathroom), added a bedr
