This builder (TPG) doesn't care about you, your safety, or your money, they only care about making life easy on themselves. They still run the HOA here and have complete control and discretion, not the homeowners, which they use an abuse. Example A: Screened-In Porch Approval We inquired about adding a screened-in porch to our townhome and began the process with the ACC. After initial back-and-forth with the HOA, they provided us with a mockup using TPG's own architectural drawings. Ultimately, we decided to proceed with the project based on this. We secured architectural drawings, a contractor, and submitted the first set of documents with drawings and images of the potential addition. That cost $500. Buyer beware! Advertised square footage includes garage and/or outside patio on some units. (I haven’t looked at all) When questioned after paying $10,000 for them to disclose that information in contracts, their COO Troy Caldwell’s response to my questions were “…then maybe we shouldn’t do business together”. Be ethical and upfront rather than not disclosing and gaslighting. Gwinnett County Assessor’s Office verified that you DO NOT include garage nor outdoor porch/patio in square foot calculation as well as the GA Realtor Commission.
