If I could give 0 stars I would. O/10 - would not recommend I recently visited this luxury apartment building while considering renting, and I was extremely disappointed with the lack of basic maintenance. Despite being a high-priced property, the management neglected to plow or clear the sidewalks, parking spaces, and garages during winter conditions. This not only makes access inconvenient and potentially unsafe, but also signals a concerning level of laziness and poor maintenance oversight. What’s even more striking is that neighboring apartment (The Sheffield) buildings had clear, safe pathways, making this building’s neglect even more noticeable. This place is too expensive for the drawbacks it comes with. Don't get me wrong, the front desk and maintenance folks are great. The amenities, when available and staffed, are nice. Which is the bare minimum given the rent cost and mandatory yearly amenity fee. The reason for the low star rating is all the other stuff. Having zero on-site guest parking, only ~6 street parking spots available (all of which are hourly paid-parking spots), and a location next to the noisy Rt 4. Speaking of the guest parking, they don't bother with snow removal since it's technically the city's responsibility. Which would be fine, but it leaves guests with no options if they need to park. We resided at the Vivian for 3.5 years and would’ve likely signed another lease. The location was perfect, conveniently close to grocery stores, excellent restaurants, and parks. However, a job opportunity in another state prompted our decision to move. Initially, the staff at Vivian was different from the one we left behind. Despite this, we’re grateful for the time we spent there, as we raised our children there and created many cherished memories. One issue we encountered was the lack of hot water during the winter months. The maintenance crew was incredibly helpful, diligently working to resolve the problem. The best place I’ve ever lived in the NJ/NY area! (I remember when we moved from Manhattan I would wake up in the middle of the night because it was so quiet and silent, very unusual and strange in the beginning 🤪) We were residents for 2 years and would have continued, but had to move to another state for work. It’s been a year and there hasn’t been a single day I haven’t thought about this place and its great amenities: the steam room and sauna (my personal love) ❤️, ALWAYS clean grills, and immediate maintenance (I submitted a request at night, and in the morning, everything was done)!!! The property is clean, well-maintained, and thoughtfully designed. The amenities are top-notch, and any maintenance requests are handled quickly and efficiently. But what really sets this place apart is the manager, ARAINA. She is truly a professional in every sense of the word — responsive, respectful, and always going above and beyond to ensure residents are happy and feel at home.
