The Grove at Orenco Station

There are quite a few issues with my apartment, that granted I haven't brought up to management yet, just been documenting. Approximately 75% of the flooring throughout my entire apartment is warped, separating and coming away from the subfloor, Ive tripped over it several times now. The apartment that they showed me had a fireplace, the day I move in I realize this apartment does not have a fireplace. The kitchen sink leaks, doors are missing parts, blinds are broken and or missing. And, I was even talked "Down" to this one bedroom APT, even though I would pay the same exact amount of rent no matter what the size of the apartment was, up to $2500 a month. Light switches squeak(weird), bathroom fan shorts out. I moved in January 16th, 2026. I've had 2 violations already as of this post.

Absolutely Fantastic Place to live. This place is very clean and well run. The new Manager April is truly on her game and knows the answer to all the questions I have had. Its privilege and refreshing to have interaction with a manager that makes your inquiries priority, and you don't feel like you are putting her out at all. April was very professional and helped make my move-in as painless as possible. So far very pleased with my new apartment. Update: I have been here less than a full month and am already being threatened with eviction via notice posted on the door (I was home at the time, no knock). Reason: non-payment for current month's lease. Root cause: their 3rd-party payment processor, Domuso, decided my checking account was no longer valid and I wasn't able to pay on-time without using either a credit cart (over $70 surcharge) or Moneygram (another surcharge), which I am physically unable to use due to transportation limitations. They put all the blame on Domuso and will not refund the $150 late charge unless Domuso sends them documentation showing that I tried to pay (not sure how I could have). I h

I've noticed several people in recent months have mentioned excessive move-out charges, and having recently moved out there myself, I will echo those statements. This complex was fine enough on move-in and while I was living there, but afterwards was hit with nearly two thousand dollars of fees. In their move-out materials they will instruct the unit only needs to be in "broom cleaned condition" and then charge hundreds more for additional cleaning. Carpet with no visible damage was apparently beyond repair and had to be replaced in its entirety. And so on. I would be very wary about moving into this complex, and would have paid for a third-party inspection of the apartment at move-out if I had known they would be this excessive with charges.

I lived at Avana for 3 years (2015-2018) and it was a fantastic experience. David, Mario, Gus and all the staff are the nicest people and will always help you with a smile. The location is great - a short walk to the MAX, New Seasons and restaurants/shops around that area. The apartment I lived in had been recently renovated and was in great condition. And the community pool area was always a great place to come back to and relax after a day of work. I strongly recommend this community for anyone looking for a place in Hillsboro.
