The Courts at Dulles

Avoid leasing here. This is one of the worst apartment communities I’ve experienced. • No elevators, making it unsafe and impractical for pregnant, elderly, or mobility-limited residents. • No trash chutes. Some residents must walk down 56 steps and nearly ½ a mile in all weather to a single dumpster—yet are still charged a monthly trash fee . Unsurprisingly, trash ends up in hallways. • Paid parking with no snow removal. Residents pay for parking but must shovel their own spaces and THE COMMUNITY sidewalks (You can slip). Snow removal is done only in front of the leasing office, leaving the rest of the property hazardous. • Management is unreachable. Calls go straight to voicemail with little to no follow-up. 5 stars for Tyler and Roxanna. I just moved into this community and the entire experience has been wonderful so far. Tyler and Roxanna were absolutely amazing throughout the whole process. They were incredibly helpful, responsive, and made everything feel smooth and stress-free during what can normally be a very overwhelming time. They took the time to answer all of my questions, kept me informed every step of the way, and truly went above and beyond to make sure I felt comfortable and excited about my move. Their kindness and professionalism made such a difference. I’m so grateful for all their help and I’m really happy to be part of this community. Thank you Tyler and Roxanna for making my move such a great experience!

Poor Management and Unfair Charges I lived here for a year, and my experience was very disappointing. From day one, the oven, microwave, dryer, and washer had issues — almost every appliance needed repair or replacement. The maintenance team was helpful. When we wanted to move from a 3B to a 2B apartment, they told us to file a new lease application (and also mentioned that we won’t be eligible for offers) while also demanding a $500 lease transfer fee — which made no sense. Completely contradictory statements. And they needed decision within 24 hours. After moving out, they unfairly deducted $450 from our deposit for “cleaning and paint,” even though we left the apartment in a nice and cleaned way. I have been living at the Courts at Dulles for three months and it has over-achieved in every category so far! Their app is great and easy to use for payments, maintenance requests scheduling, info, etc. Their leasing agents and other office personnel are knowledgable, friendly and great to work with. But this week when I had a plumbing emergency (nobody's fault, they just happen) and my kitchen sink backed up because of a clogged pipe somewhere, I talked to a live person who immediately called another live person, who came to the apartment and quickly "fixed" the problem (no more water overflowing the sink onto the floor ;) AT ONE O'CLOCK IN THE MORNIG! The on-call repair person explained just what would happen the next day to completely remove the clog, AND IT HAPPENED. Some may think "

Lived here for 1.5 years. Great place, generally quiet, also very safe/secure. Rent office staff is helpful and fairly friendly. The clubhouse has just had a 1.5+ year renovation so it's gorgeous! (Now that I'm moving, unfortunately). Only downsides are parking at times when everyone is home, trash management, stairs to 4th floor, and getting guests into the gate and w/ guest parking passes.
