Rolling Hills Apartments

this is not a good place to live. constant water issues, we had to take cold showers for several days while waiting on hot water heaters. bugs constantly, not very clean overall. paid my last months rent when we moved out, but got a letter saying we still had a balance and would only be getting $57 back from deposit. i paid what i was told to pay for my last months rent. they lied and just stole my money. DO NOT RECOMMEND! Does not even deserve 1 star

1 star is 3 too many. One of the worst experiences I've ever had renting. Excusing Maintenance, which left a lot to be desired, the real issue is with the main office and company. Signed a lease for 750$ a month rent and within 6 months was paying upwards of 900$ and by the time wife and I could finally leave rent was 1100$ a month. Checklist-ing what they say we were paying for it never made sense, unless we were paying the original 750 a month. And now that we've moved and broke our lease to do so, and they charged an outrageous amount of money for that. Which we were to pay 100$ a month until paid off. We made every payment as we did when we lived there, on time and whole. Then we were late by one day, and were told by office staff that it was fine, only to receive a letter from a colle

Looking for a clean place where the doors seal and the a/c and heat are held in well? Look anywhere else. Looking for a place that fraudulently charges you for damage they caused by not being prompt when emergency maintenance requests are made? Then you have found the right place. Looking for a place to claim damages that did not exist on move out? Once again this is the place for you. Also looking for a place that claims pet urine damage where there is none? Perfect spot. The location within oak ridge is great and the neighbors are great. The building are old, air quality poor, and maintenance is understaffed and under funded in my experience. Avoid at all costs.

I don’t live here but I have taken several orders here & it is by far a HORRIBLE apt complex! The sides are falling off, the windows are broken, took a package to an “indoor space with steps & it’s HORRIBLE, dirty, nasty and it smells disgusting!!! I am definitely going to call Don Dare on these apts because the price of rent is RIDICULOUS for these nasty apartments!!! PSA to the office manager, it’s CLEARLY y’all responsibility to keep up the property & it’s clear from the reviews it’s a bug infestation & NASTY apartments! I HIGHLY doubt it’s the TENANTS job to REPLACE carpet on the steps of an APARTMENT complex that they don’t own 🙄. It’s filthy on the outside & since you’re the property manager, YOU can clearly see the nastiness of the apartments. HAVE A BLESSED DAY!

If I could give a 0 star rating I would. The apartments are infested with bugs!! I'm not the only resident saying that either. You have anything from roaches, bedbugs, gnats and spiders. They quote you 8 to 900 when you move in then they jack your rent up. The one month we couldn't afford our rent they evicted us!!! We always were able to pay rent but that one month. Oh and not to mention the mold. If you need a decent place to live, look elsewhere for your own sanity. Sincerely, pissed off resident.
